Free Tenancy Agreement

I. PARTIES
This Tenancy Agreement is entered into on December 18, 2064, by and between:
LANDLORD: [YOUR COMPANY NAME], residing at or located at [YOUR COMPANY ADDRESS]; and
TENANT: Jolie Cassin, residing at or intending to reside at the rental property described below.
II. RENTAL PROPERTY
The Landlord hereby agrees to rent to the Tenant the premises located at Denver, CO 80202.
III. TERM OF TENANCY
The term of this tenancy shall begin on January 1, 2025 and shall continue on a month-to-month basis.
IV. RENT
The Tenant agrees to pay rent in the amount of $1,500 per month, payable on or before the 1st day of each month.
PAYMENT METHOD: Rent shall be paid via bank transfer to the Landlord’s designated account or address:

LATE FEES: A late fee of $50 will be charged if rent is not received within 5 days of the due date.
V. SECURITY DEPOSIT
The Tenant agrees to pay a security deposit of $1,500, to be held in compliance with local laws and regulations.
RETURN OF DEPOSIT: The deposit shall be returned to the Tenant within 30 days of vacating the property, minus any deductions for damages beyond normal wear and tear, unpaid rent, or other allowable charges.
VI. UTILITIES AND SERVICES
The responsibility for payment of utilities and services shall be as follows:
LANDLORD: Water, Sewer, Trash
TENANT: Electricity, Gas, Internet
VII. OCCUPANTS
The premises shall only be occupied by the Tenant and the following additional occupants: None.
VIII. USE OF PREMISES
The Tenant shall use the premises solely for residential purposes and shall not engage in any illegal or hazardous activities on the property.
IX. MAINTENANCE AND REPAIRS
TENANT RESPONSIBILITIES: The Tenant shall keep the premises clean and in good condition and shall promptly notify the Landlord of any damage or necessary repairs.
LANDLORD RESPONSIBILITIES: The Landlord shall be responsible for repairs not caused by the Tenant’s negligence and for maintaining the property in a habitable condition.
X. ALTERATIONS
The Tenant shall not make any alterations or improvements to the premises without the Landlord’s prior written consent.
XI. ENTRY BY LANDLORD
The Landlord may enter the premises for inspection, repairs, or showings with 24 hours prior notice to the Tenant, except in emergencies where no notice is required.
XII. TERMINATION
NOTICE PERIOD: Either party may terminate this agreement by providing written notice of 30 days in accordance with local laws.
EARLY TERMINATION: If the Tenant vacates the property before the end of the agreed term, the Tenant remains responsible for rent until the property is re-rented or the term ends, whichever occurs first.
XIII. GOVERNING LAW
This agreement shall be governed by the laws of the state of Colorado.
XIV. ADDITIONAL TERMS
No smoking is allowed inside the premises. Pets are not permitted without prior written consent from the Landlord.
XV. SIGNATURES
By signing below, the parties acknowledge that they have read, understood, and agree to the terms and conditions of this Tenancy Agreement.
