Lease Contract
This Lease Agreement (the "Agreement") is entered into as of March 15, 2066, by and between [YOUR COMPANY NAME], hereinafter referred to as the "Lessor," and Sigmund Corwin, hereinafter referred to as the "Lessee." Collectively, the Lessor and Lessee may be referred to as the "Parties."
I. PREMISES
The Lessor hereby leases to the Lessee the property located at Seattle, WA 98101, including any fixtures, furnishings, and additional areas specifically described in none (the "Premises").
II. TERM OF LEASE
The term of this Lease shall commence on April 1, 2066 and shall:
End on March 31, 2067, creating a fixed-term lease.
OR
Continue on a month-to-month basis until terminated in accordance with this Agreement.
III. RENT
The Lessee agrees to pay monthly rent of $2,500, payable in advance on the 1st day of each month. Rent shall be paid via bank transfer to the Lessor at [YOUR COMPANY ADDRESS] or another location designated in writing by the Lessor.
Late payments will incur a fee of $50 if not received within 5 days after the due date.
IV. SECURITY DEPOSIT
Lessee shall pay a security deposit of $2,500 upon signing this Agreement. The security deposit will be held to cover damages beyond normal wear and tear or unpaid rent. It will be refunded within 30 days after the termination of the Lease, less any deductions for damages or unpaid balances.
V. UTILITIES AND SERVICES
The following utilities and services shall be:

Electricity paid by Lessee.

Water and Sewer paid by Lessor.

Internet paid by Lessee.

Gas paid by Lessee.
VI. OCCUPANTS
The Premises shall only be occupied by the following individuals:

Lessee shall not sublease, assign, or allow additional occupants without prior written consent from the Lessor.
VII. MAINTENANCE AND REPAIRS
The Lessee shall maintain the Premises in a clean and habitable condition. Lessee is responsible for:

Routine maintenance, including replacing light bulbs and air filters.

Promptly notifying the Lessor of any damages or repairs needed.
The Lessor is responsible for major repairs not caused by the Lessee’s negligence, including roof repairs and structural damage.
VIII. ALTERATIONS
Lessee shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Lessor. Any approved alterations shall become the property of the Lessor upon termination of this Agreement unless otherwise agreed.
IX. ENTRY BY LESSOR
The Lessor may enter the Premises with 24 hours prior notice to the Lessee for inspections, repairs, or showings, except in cases of emergency where no notice is required.
X. TERMINATION
This Lease may be terminated by either party by providing written notice of 30 days in advance. Upon termination, Lessee shall:

Vacate the Premises by the termination date.

Remove all personal property.

Return all keys and ensure the Premises is in the same condition as at the start of the Lease, less normal wear and tear.
XI. GOVERNING LAW
This Agreement shall be governed by the laws of the State of Washington.
XII. ADDITIONAL TERMS AND CONDITIONS

No pets are allowed on the Premises.

Smoking is strictly prohibited inside the Premises.
XIII. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the Parties and supersedes all prior understandings. Any amendments must be in writing and signed by both Parties.
