1. Rental Property
The Owner agrees to rent to the Tenant, and the Tenant agrees to rent from the Owner, the property located at the address listed above, fully furnished. The rental property includes the following amenities: Wi-Fi, air conditioning, a fully equipped kitchen, a washer and dryer, and one parking space.
2. Rent
The total rent for the duration of the Rental Period shall be $6,000, payable as follows: $2,000 due on the first of each month. The rent shall be paid by bank transfer or online payment portal.
3. Security Deposit
A security deposit of $1,000 is required at the time of signing this Contract. The security deposit will be returned to the Tenant within 14 days of the end of the Rental Period, subject to the property being returned in good condition, normal wear and tear excepted.
4. Cancellation Policy
Cancellation must be made in writing by the Tenant at least 30 days before the Start Date for a full refund. Cancellations made less than 30 days before the Start Date will result in forfeiture of the security deposit.
5. Use of Property
The Tenant agrees to use the Property solely for residential purposes and shall not exceed the maximum occupancy of 4 individuals. The Tenant agrees not to engage in any illegal activities on the premises and to adhere to all local, state, and federal laws.
6. Maintenance and Repairs
The Tenant agrees to keep the Property in a clean and sanitary condition and to notify the Owner promptly of any damage or repairs needed. The Owner is responsible for maintaining the Property in a habitable condition.
7. Liability and Insurance
The Tenant is responsible for any damage to the Property that occurs during the Rental Period due to negligence or misuse by the Tenant or their guests. The Tenant is encouraged to obtain renter's insurance.
8. Governing Law
This Contract shall be governed by and construed under the laws of the [Insert State/Country].
9. Entire Agreement
This Contract constitutes the entire agreement between the parties and supersedes any prior understandings or agreements. Any amendments to this Contract must be made in writing and signed by both parties.
