1. Scope of Work

The Contractor agrees to perform the following concrete work ("Work"):

1.1 Description of Work: The Contractor shall provide all labor, materials, equipment, and services necessary for the construction of a residential property located at [SPECIFIC LOCATION], including:

  • Foundations: Excavation, footings, and pouring of reinforced concrete foundations suitable for a two-story dwelling.

  • Slabs: Installation of a reinforced concrete slab for the ground floor, including proper insulation and moisture barriers.

  • Driveways: Construction of a concrete driveway leading from the street to the garage, with appropriate grading for drainage.

  • Sidewalks: Installation of concrete sidewalks along the frontage of the property, compliant with local regulations and accessibility standards.

  • Structures: Erection of a two-story residential building with appropriate framing, roofing, windows, and doors, according to architectural plans and engineering specifications.

1.2 Project Location: The Work shall be performed at [PROJECT LOCATION]. The site is a commercial building undergoing renovation to convert it into a mixed-use space comprising offices, retail units, and a cafe.

1.3 Specifications: The Work shall be performed under the specifications outlined in the attached documents or as mutually agreed upon by both parties.

1.4 Timeline: The Contractor shall commence work on April 1st, 2050, and complete the project by September 30th, 2050, barring any unforeseen circumstances or delays beyond the Contractor's control.

1.5 Payment Terms: The total contract price for the Work shall be $10,000, payable as follows:

  • 50% deposit upon signing of the contract: $5,000

  • 25% progress payments: $2,500

  • 25% upon completion: $2,500

1.6 Change Orders: Any changes to the scope of work must be agreed upon in writing by both parties. Additional costs resulting from change orders shall be added to the total contract price and reflected in a revised payment schedule.

1.7 Permits and Approvals: The Contractor shall obtain all necessary permits and approvals required for the Work unless otherwise specified and agreed upon in writing by both parties. Any costs associated with permits shall be the responsibility of the Client unless otherwise agreed upon.

1.8 Warranties: The Contractor guarantees that all materials used will be high-quality and defect-free. The Work, such as constructing a residential deck, will meet industry standards. Any discovered defects within one year post-completion will be promptly fixed by the Contractor at no extra cost to the Client.

1.9 Liability Insurance: The Contractor shall maintain liability insurance coverage throughout the project and provide proof of insurance upon request. The Client shall be named as an additional insured party on the Contractor's insurance policy.

2. Termination

Either party may terminate this Contract upon written notice to the other party in the event of a material breach or default by the other party. In such cases, the terminating party shall be entitled to pursue any remedies available at law or equity.

3. Governing Law

This Contract shall be governed by and construed following the laws of [State/Country], without regard to its conflict of laws principles.

4. Entire Agreement
