PRIVATE RENTAL CONTRACT

This Private Rental Contract (the "Contract") is entered into this day of JANUARY 2050, (the "Effective Date") by and between

I. Premises

The property rented shall be known as [Property Address]. The Property includes [brief description of any included amenities or features, e.g., parking space, appliances].

II. Term

The term of this Contract shall commence on January 1, 2050, and continue until December 31, 2050, unless extended or terminated earlier by this Contract. Any extensions of the term shall be agreed upon in writing by both Landlord and Tenant.

III. Rent

Tenant agrees to pay to Landlord a monthly rent of $1,200, due on the 1st day of each month. Rent payments shall be made in US dollars via bank transfer. Late payments shall incur a late fee of $50 if received after the 5th day of the month.

IV. Security Deposit

Tenant shall provide a security deposit of $1,500 upon signing this Contract. The security deposit will be held by the Landlord to cover any damages to the Property beyond normal wear and tear, unpaid rent, or other breaches of this Contract. The security deposit shall be returned to the Tenant within 30 days after the termination of this Contract, less any deductions as outlined above.

V. Maintenance and Repair

Tenant agrees to maintain the Premises in a clean, sanitary, and good condition throughout the term of this Contract. Tenant shall promptly notify Landlord of any needed repairs or maintenance issues related to the Property. The landlord shall be responsible for repairs resulting from normal wear and tear or structural issues.

VI. Utilities

Unless otherwise provided in this Contract, Tenant will be responsible for all utilities and services for the Property, including but not limited to electricity, water, gas, internet, and cable. Landlord shall cover the cost of [specific utilities, if applicable, e.g., trash removal, landscaping].

VII. Default

If Tenant fails to comply with any material provisions of this Contract or any present rules and regulations governing the Property, Landlord may terminate this Contract upon providing proper notice to Tenant as required by law. VIII. Governing Law
