ESTATE SALE CONTRACT
AGREEMENT
This Estate Sale Contract (hereinafter referred to as the "Contract") is entered into on this 2nd day of May 2050 (hereinafter referred to as the "Effective Date"), by and between:

APPOINTMENT OF REALTOR
a. The Seller hereby appoints the Realtor as the exclusive real estate agent to represent the Seller in the sale of the property located at [Property Address].
b. The Realtor accepts the appointment and agrees to diligently perform all duties necessary to market and sell the property on behalf of the Seller.
LISTING AGREEMENT
a. The term of this Contract shall commence on the Effective Date and continue until May 2050, unless terminated earlier by the terms herein.
b. The Realtor shall list the property for sale at the agreed-upon listing price of $300,000 and shall use best efforts to market the property to potential buyers.
COMPENSATION
a. In consideration for the services rendered by the Realtor, the Seller agrees to pay the Realtor a commission of 5% of the final sale price of the property upon successful closing of the sale.
DUTIES OF THE REALTOR
a. The Realtor shall provide the Seller with regular updates on the marketing efforts, showings, and any offers received for the property.
b. The Realtor shall represent the Seller's interests in negotiations with potential buyers and assist in preparing all necessary documentation for the sale transaction.
SELLER'S OBLIGATION
a. The Seller agrees to cooperate with the Realtor and provide all necessary information, documents, and access to the property to facilitate the sale process.
b. The Seller represents that they have the legal authority to sell the property and will disclose any known defects or issues affecting the property.
TERMINATION
a. Either party may terminate this Contract with written notice to the other party in the event of a material breach of the terms herein, subject to a cure period of 14 days.
GOVERNING LAW
a. This Contract shall be governed by and construed by the laws of [Insert Jurisdiction].
