1. Exclusive Right to Sell
The seller is granting the broker the exclusive right and authorization to sell the described property that is mentioned above. This exclusive right to sell the property is granted for a period of six months, starting from the Effective Date as defined in this Agreement.
2. Listing Price

5. Commission

6. Dual Agency
The individual or entity that is acting as a Broker has the potential to serve in the role of a dual agent that provides representation for both the Seller and the buyer. The Seller, in this particular scenario, is offering their consent to the dual representation by the Broker. Further, the Seller has made it clear that they have received a comprehensive explanation and understand the potential implications, as well as the possible conflicts of interest, that are inherent in such a dual representation agreement.
7. Confidentiality
The broker concurs to uphold the confidentiality of the information provided by the Seller. The broker should not disclose any confidential information unless it is necessary for the marketing of the property or if the broker is legally obligated to share such information as required by law.
8. Termination
This Agreement may be terminated by either party within 30 days' written notice to the other party, subject to the conditions that:

Seller will pay for the marketing expenses incurred by Broker up to the date of termination.

If a sale is finalized within 30 days after the termination of this Agreement with a buyer introduced by Broker, Seller will pay the agreed-upon commission.
9. Governing Law

10. Entire Agreement
This document, in its entirety, acts as the binding agreement between the Parties involved.
