1. PURPOSE OF AGREEMENT
The purpose of this Agreement is to facilitate temporary arrangements whereby the Original Tenant will sublet all or part of the property to the Subtenant for reasons that may include travel, work relocation, financial constraints, or the need to utilize unused space. This arrangement aims to avoid premature termination of the initial lease by granting rights to the Subtenant to occupy the property for the remaining lease duration.
2. ROLE OF PARTIES
2.1 Original Tenant (Sublessor): The Original Tenant, who holds the primary lease agreement with the Landlord, undertakes the subletting process. The Sublessor is responsible for creating this Subletting Agreement and having it approved by the Landlord (if required) before the Subtenant occupies the space.
2.2 Subtenant (Sublessee): The Subtenant is the party renting the property or part of the property from the Original Tenant. The Subtenant should uphold the terms outlined within the Subletting Agreement and may, if they wish, consult with legal counsel to ensure the fairness of these terms.
2.3 Landlord: Not directly involved in creating this Agreement, the Landlord has provided consent for the sublet and plays a pivotal role in ensuring that the Original Tenant and Subtenant adhere to this Agreement. The Landlord may also require a consultation to review the Subletting Agreement before giving consent.
3. RESPONSIBILITIES
In this Subletting Agreement, both parties have defined responsibilities to ensure a harmonious tenancy:

Original Tenant's Responsibilities: The original tenant undertakes to uphold the terms of the primary lease, ensuring compliance with all regulations set forth by the landlord or property management. This includes but is not limited to timely payment of rent, adherence to property usage guidelines, and any maintenance obligations stipulated in the lease agreement.

Subtenant's Responsibilities: The subtenant agrees to abide by the conditions outlined within this Agreement. These responsibilities encompass maintaining the property in a clean and habitable condition, promptly paying rent as agreed upon, and respecting the duration specified in the sublease. Additionally, the subtenant must adhere to any rules and regulations set forth by the original tenant, as long as they are not in contradiction with the primary lease or local laws.
4. FEES AND CHARGES
The Subtenant agrees to pay a monthly rent of $1,200 to the Original Tenant, due on the first day of each calendar month. Any late payment may incur charges as outlined in Section 4.2 of this agreement. The Subtenant also agrees to a security deposit of $1,500, returnable at the lease's termination – barring any damage to the property or unpaid rent.
5. AGREEMENT TERM
This Agreement will commence on October 1, 2050, and will remain in place until September 30, 2051, aligning with the current lease term. Any notice of termination should be given with 30 days' advance notice.
6. SIGNATURES
By signing this Agreement, both Parties confirm they have read, understood, and accept the terms and conditions outlined within this Subletting Agreement.
