This Roommate Rental Agreement ("Agreement") is made and entered into on [Date], by and between the following roommates [Your Name], located at [Your Company Address], hereinafter referred to as the "Primary Tenant", [Roommate 1's Name], located at [Roommate 1's Address], hereinafter referred to as "Roommate 1", [Roommate 2's Name], located at [Roommate 2's Address], hereinafter referred to as "Roommate 2",

1. Rental Property

1.1 The property that is being rented out is situated at the address of 123 Main Street, situated in the town colloquially referred to as Anytown, within the boundaries of the United States of America. The lease on this property is held by the individual or entity who is primarily responsible for the property, who is known as the Primary Tenant, and the lease has been given out by the owner of the property, who is commonly referred to as the landlord.

2. Term of Agreement

2.1 The term or duration of this Agreement is set to begin on the first day of April in the year 2050. Following its start, the Agreement will persist and be effective on a month-to-month basis. The continuation of the Agreement relies on the lack of any termination attempt made by any party involved. However, the Agreement can indeed be terminated if any roommate involved gives written notice to the other roommates to end the Agreement. Such notice must be given by the terminating party at least 30 days before the desired date of termination.

3. Rent and Utilities

3.1 For the property that is available for rent, the monthly charge that has been decided upon is $1500. This rent charge has been structured in such a way that it is to be shared equally among all individuals who will be residing as roommates in the rental property.

3.2 It is the obligation of each individual sharing the residence to promptly assume financial responsibility for their portion of the living expenses. This involves making direct payments to either the landlord for the rent or to the respective utility companies for services such as electricity, water, gas, or internet.

4. Security Deposit

4.1 The individual who holds the primary position on the lease agreement, also known as the Primary Tenant, has dutifully submitted the payment for the security deposit for the property rented by them. As it is customary and required by the lease agreement mutually agreed upon between the landlord and the tenant, this particular amount of money depicting the security deposit will be responsibly withheld for a period that extends over the complete duration of the lease term. This action garners the adherence to the desired decorum set forth by the terms of the lease agreement with the relevant landlord.

4.2 If there are deductions made from the security deposit because of damages caused to the property or due to unpaid rent, the financial obligation of these costs will be shared on an equal basis among all individuals who are residing in the property. These individuals are otherwise known as roommates.

5. House Rules

5.1 All roommates are expected to adhere to the house rules set by the Primary Tenant. These rules, subject to the discretion of the Primary Tenant, encompass various aspects of communal living. Compliance with these guidelines fosters a harmonious and respectful living environment for all occupants, which may include but are not limited to:

  • Quiet hours

  • Cleaning schedules

  • Guest policies

  • Smoking or pet restrictions

6. Maintenance and Repairs

6.1 Every roommate is tasked with maintaining cleanliness and organization within their designated space. Additionally, they are collectively responsible for ensuring that shared areas remain neat and orderly. This arrangement promotes a hygienic and pleasant living environment for all residents.

6.2 Roommates will distribute minor repair and maintenance duties evenly among themselves. However, significant repairs are the responsibility of the Primary Tenant unless alternative agreements are reached among the roommates. This system ensures fair allocation of responsibilities and effective management of household maintenance.

7. Termination

7.1 This Agreement ensures that any of the roommates can bring about a termination, as long as they provide a written notice to the other roommates, giving them an advance notice period that has been mutually agreed upon. This provision has been included to introduce a certain level of flexibility when it comes to concluding this arrangement. It gives all the parties involved a sufficient amount of time to make necessary plans in case the arrangement comes to an end.

8. Governing Law

8.1 This Agreement shall be governed by and construed per the laws of [State/Country].
