LANDLORD TENANCY AGREEMENT

Preamble

This Landlord Tenancy Agreement (the "Agreement") is entered into between the "Landlord" and the "Tenant" (collectively referred to as the "Parties"), and is effective from the Effective Date. The primary purpose of this Agreement is to establish the legal relationship between the Parties regarding the lease of a certain real estate property (the "Property") situated at [Property Address].

1. TERMS OF THE LEASE

1.1 Lease Commencement and Duration: The duration of the tenancy under this Agreement shall commence on the Lease Commencement Date, which is agreed upon by both Parties and will continue for a period of Lease Term as specified in the Lease Agreement.


1.2 Rental Amount and Payment Schedule: The Parties agree upon the Rental Amount, which is the sum payable by the Tenant to the Landlord in consideration of the lease of the Property. The Rental Amount shall be paid monthly according to the agreed Payment Schedule, typically on or before the first day of each month.


1.3 Security Deposit: To ensure compliance with the terms of this Agreement and to cover any potential damages or breaches by the Tenant, the Parties agree to a Security Deposit Amount. The Security Deposit shall be provided by the Tenant to the Landlord before occupancy.

2. RULES AND RESPONSIBILITIES

2.1 Compliance with Regulations: The Landlord and the Tenant agree to adhere to all local regulations, ordinances, and building codes applicable to the Property.


2.2 Property Maintenance: The Tenant agrees to maintain the Property in a clean, sanitary, and orderly condition throughout the lease term. The Tenant shall promptly notify the Landlord of any damages or maintenance issues affecting the Property.

3. RENT AND PAYMENT TERMS

3.1 Rent Payment: The Tenant shall make the Rental Payments to the Landlord on or before the Rental Due Date specified in the Lease Agreement. The Parties shall agree upon the Payment Method to be used for rent payments.


3.2 Late Fee: If the Tenant fails to pay the Rental Amount by the Rental Due Date, the Tenant shall incur a Late Fee as stipulated in the Lease Agreement.


3.3 Rent Adjustment: The Parties acknowledge that the Rental Amount may be subject to an annual increase as per the lease agreement terms or as permitted by applicable laws.

4. SECURITY DEPOSIT

4.1 Use of Security Deposit: The Security Deposit shall serve as security for the Landlord against any unpaid rent, damages beyond normal wear and tear, or any breaches of the lease terms by the Tenant.


4.2 Return of Deposit: Upon the termination of the tenancy, the Landlord shall return the Security Deposit, less any lawful deductions for damages or breaches, to the Tenant within a reasonable time frame.

5. OCCUPANCY AND USE

5.1 Subletting: The Tenant shall not sublet the Property or any part thereof without obtaining the prior written consent of the Landlord.


5.2 Authorized Occupants: The Tenant shall not allow any person other than the rightfully authorized individuals specified in the Lease Agreement to use or occupy the Property without the Landlord's consent.

6. MAINTENANCE AND REPAIRS

6.1 Tenant's Responsibilities: The Tenant shall be responsible for routine maintenance and minor repairs necessary to keep the Property in good condition, including but not limited to, lawn care, cleaning, and minor plumbing repairs.


6.2 Landlord's Responsibilities: The Landlord shall be responsible for major repairs and structural maintenance of the Property, ensuring that the Property remains habitable and complies with applicable housing codes and standards.

7. TERMINATION AND RENEWAL

7.1 Notice Period: Either Party may terminate the tenancy by providing written notice to the other Party as set out in the Lease Agreement. The notice period for termination shall be as specified in the Lease Agreement.


7.2 Early Termination: The conditions and consequences of early termination of the lease shall be governed by the terms outlined in the Lease Agreement.

8. LEGAL PROTECTIONS

This agreement outlines the legal protections for both Parties, ensuring that their rights are upheld and any disputes can be resolved by the governing law of the state in which the Property is located. The Parties further agree to submit to the exclusive jurisdiction of the courts in that jurisdiction for the resolution of any disputes arising under this Agreement.
