Housemate Agreement
This Housemate Agreement (the “Agreement”) is entered into as of [Date] by and between [Your Name], (the “Landlord”), and the undersigned (each a “Housemate” and collectively, the "Housemates"). It serves to clarify the responsibilities, expectations, and agreements between the parties during the cohabitation period in the premises identified as [ Your Address].
1. RENT AND BILLS
The monthly rent for the premises will be [Total Rent], paid evenly amongst the Housemates unless stipulated otherwise due to differences in room sizes or usage of amenities. In addition to monthly rent, Housemates agree to equally share the cost of utility bills including, but not limited to, heat, water, electricity, and internet. These costs will be calculated and distributed every month.
2. HOUSEHOLD CHORES
Each Housemate is responsible for maintaining the cleanliness and orderliness of their personal space, as well as shared spaces. A chore schedule will be established and agreed upon by all Housemates. Should a Housemate fail to perform their assigned chores, a meeting will be held to address the issue and find a resolution.
3. QUIET HOURS AND GUESTS
Housemates agree to respect the sleep and study needs of others by maintaining quiet hours from 10 pm to 7 am Sunday through Thursday, and 12 am to 8 am Friday and Saturday. Housemates must communicate and agree upon any exceptions to these hours. Housemates must ensure that their guests comply with these rules and respect the rights and privacy of all other Housemates.
4. PERSONAL PROPERTY AND SHARED ITEMS
Individuals living together in the same dwelling, otherwise referred to as housemates, are expected to take full responsibility for the security and safeguarding of their personal belongings or items. Any property within the household that is shared among occupants, which can typically include items such as groceries, household implements like kitchenware, and pieces of furniture, is deemed communal property.
5. COMMUNICATION AND CONFLICT RESOLUTION
In case there occurs a disagreement among housemates, each individual residing within the household agrees to partake in an open and respectful discussion with the intent to resolve the arising issue. On a routine basis, meetings will be convened that will involve all the housemates. The primary aim of these meetings is to guarantee that all individuals residing in the house understand, agree, and are in line with the rules and procedures that have been put into place for the house.
6. PETS
[If pets are allowed;] Housemates agree to adhere to all rules and responsibilities about pet care. Failure to comply with these rules may result in the revocation of pet privileges.
7. SMOKING, ALCOHOL, AND DRUGS
The use of cigarettes and recreational drugs is completely forbidden inside the property. Consumption of alcoholic beverages is permitted, but strictly limited to Housemates who have reached the legal drinking age. Additionally, such consumption should be carried out responsibly, ensuring that it does not cause any disturbances or inconveniences to fellow Housemates or the neighbors that live nearby.
8. MOVE-IN/MOVE-OUT PROCEDURES
Upon moving in, each Housemate will pay a security deposit of [Deposit Amount]. This will be refunded minus any deductions for damage or unpaid rent at the end of the lease period. Housemates must provide a minimum of [Notice Period] notice before moving out. Subletting is not permitted without the prior written consent of the Landlord.
9. SAFETY AND SECURITY
Every individual living in the house as a housemate willingly agrees to strictly follow all safety protocols that are designed to ensure a secure and safe living environment. In addition, they also must contribute towards maintaining this environment. The housemates bear full responsibility for ensuring that every single door and window of the premises is thoroughly locked and secured whenever they decide to exit or leave the property. This is an irreplaceable part of their obligations as members of the shared living space.
10. ADDITIONAL AGREEMENTS
Additional agreements may be proposed by any Housemate and, if agreed upon by all parties, may be included in this Agreement. Any amendments must be written, signed by all Housemates, and attached to this Agreement.
This Agreement serves to promote transparency, accountability, and mutual respect and provides a reference point to refer back to in the case of disputes or misunderstandings. It is made to ensure a harmonious living environment for all residents.
