This Lease-to-Purchase Agreement ("Agreement") is entered into this 20th day of January 2050 (the "Effective Date"), between [Your Name], with an address at [Your Address] (hereinafter referred to as the "Landlord"), and [Tenant's Name], with an address at [Tenant's Address] (hereinafter referred to as the "Tenant"), collectively referred to as the "Parties".

1. LEASE OF PROPERTY

1.1 The Landlord hereby leases to the Tenant and the Tenant leases from the Landlord, the property located at [Your Address].

1.2 The Landlord guarantees that the Landlord holds the property free and clear of all liens and encumbrances and has the right to lease said premises under the terms and conditions of this Agreement.

2. TERM OF LEASE

The term of the lease is 36 months commencing on the 1st day of February 2050 and ending on the 1st day of February 2053.

The Parties acknowledge that the Lease Term is essential to the obligations and rights outlined in this Agreement, and any extension or termination of the Lease Term shall be agreed upon in writing by both Parties.

3. RENT

3.1 The Tenant agrees to pay [Amount] per month payable on the 1st day of each month. This rent includes, without limitation, the monthly purchase option payment. Rent payments shall be made by bank transfer to the Landlord's designated account, and any late payments shall incur a late fee of [Amount].

3.2 The Tenant shall not withhold rent for any reason without the Landlord's prior written consent.

3.3 The Parties agree that the rent amount may be subject to increase upon renewal of the Lease Term, provided that written notice of any rent increase is given to the Tenant at least 30 days before the expiration of the current Lease Term.

4. SECURITY DEPOSIT

Upon execution of this Agreement, Tenant will deposit with Landlord the sum of [Amount] as security for the performance by Tenant of the terms under this Agreement and for any damages caused by Tenant, Tenant's family, agents, and visitors to the Premises during the term of this Agreement.

The Security Deposit shall be held in an interest-bearing account [Bank Name] and returned to the Tenant within 30 days of the expiration of the Lease Term, less any deductions for damages beyond normal wear and tear.

5. OPTION TO PURCHASE

5.1 The Landlord hereby grants the Tenant the exclusive option to purchase the Property during the Lease Term, by the terms and conditions set forth herein. This option to purchase shall be exercised solely by providing written notice to the Landlord at least 30 days before the expiration of the Lease Term, accompanied by the full purchase price as outlined below.

5.2 The purchase price for the Property shall be [Amount], which shall remain fixed for the duration of the Lease Term. The purchase price shall be payable in cash or certified funds upon exercise of the option to purchase. The Landlord agrees to convey the Property to the Tenant by a warranty deed free and clear of all liens and encumbrances upon receipt of the full purchase price.

5.3 If the Tenant fails to exercise the option to purchase within the specified timeframe, the option shall expire, and the Tenant shall have no further rights or obligations under this Agreement concerning the purchase of the Property.

6. MAINTENANCE AND REPAIR

6.1 During the term of this Agreement, the Tenant will properly use, operate, and safeguard the Property.

6.2 If the Property is damaged or in need of maintenance, the Tenant will notify the Landlord immediately.

6.3 The Landlord shall have the right to enter the Property at reasonable times to inspect the condition of the Property and make any necessary repairs or improvements.

6.4 The Tenant shall not make any alterations or additions to the Property without the Landlord's prior written consent.

7. CONDITION OF PROPERTY

7.1 The Tenant acknowledges that the Property is being leased in its "as-is" condition, and the Landlord shall have no obligation to make any repairs or improvements to the Property during the Lease Term.

7.2 The Tenant accepts the Property in its current condition and agrees to maintain the Property in a clean and habitable condition throughout the Lease Term.

7.3 Any damage or deterioration to the Property beyond normal wear and tear shall be the responsibility of the Tenant, and the Tenant shall reimburse the Landlord for the cost of repairs or replacements.

8. DEFAULT

8.1 In the event of default by the Tenant under this Agreement, including but not limited to failure to pay rent or breach of any other provision herein, the Landlord shall have the right to terminate this Agreement and retain all payments made by the Tenant as liquidated damages. The Landlord may also pursue any other legal remedies available under applicable law to enforce the terms of this Agreement.

8.2 In the event of default by the Landlord under this Agreement, the Tenant shall have the right to terminate this Agreement and seek legal remedies, including but not limited to specific performance or damages for breach of contract. The Tenant shall provide written notice to the Landlord specifying the nature of the default, and the Landlord shall have 30 days to cure the default before the Tenant may pursue legal remedies.

9. GOVERNING LAW

This Agreement shall be governed by and construed by the laws of [Jurisdiction]. Any dispute arising out of or relating to this Agreement shall be resolved exclusively by the courts of [Jurisdiction], and the Parties hereby consent to the jurisdiction of such courts to resolve any such dispute.

10. ENTIRE AGREEMENT

This Agreement constitutes the entire understanding between the Parties concerning the subject matter hereof and supersedes all prior agreements and understandings, whether written or oral. Any modifications or amendments to this Agreement must be made in writing and signed by both Parties to be valid and enforceable.
