This Business Lease Agreement ("Agreement") is entered into on [Date], by and between [Your Company Name], hereinafter referred to as the "Landlord," and [Tenant's Name], hereinafter referred to as the "Tenant."

I. Premises

The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the premises located at [Address of Premises], herein referred to as the "Premises."

II. Term of Lease

2.1 Commencement Date: The term of this Lease shall commence on [Date].

2.2 Termination Date: The Lease term shall expire on [Date] unless terminated earlier by the provisions herein.

III. Rent

3.1 Monthly Rent: The Tenant agrees to pay the Landlord a monthly rent of [Amount] payable in advance on the 1st day of each month.

3.2 Payment Terms: Rent payments shall be made by electronic funds transfer (EFT) or bank wire transfer to the Landlord's designated bank account. The Tenant shall ensure that the rent payment is received by the Landlord no later than the 1st day of each month. The Landlord shall provide the Tenant with the necessary banking details for rent payments before the commencement of the Lease term.

 

IV. Maintenance and Repairs

4.1 Landlord Responsibilities: The Landlord shall be responsible for maintaining the structural integrity of the Premises, including repairs to the roof, foundation, and exterior walls.

4.2 Tenant Responsibilities: The Tenant shall be responsible for maintaining the interior of the Premises, including repairs to fixtures, appliances, and any alterations made by the Tenant.

V. Use of Premises

5.1 Permitted Use: The Premises shall be used solely for lawful commercial purposes related to the operation of the Tenant's business, including but not limited to office space, retail, professional services, or any other business activity approved by the Landlord in writing. The Tenant may conduct activities reasonably necessary and incidental to its business operations, including meetings, client consultations, product demonstrations, and administrative tasks. Any alteration to the permitted use shall require prior written consent from the Landlord.

5.2 Prohibited Uses: The Tenant shall not engage in any activity on the Premises that is unlawful, creates a nuisance, or causes damage to the Premises or surrounding properties.

VI. Default and Remedies

6.1 Events of Default: The following events shall constitute a default under this Lease: failure to pay rent, breach of any covenant or agreement herein, or abandonment of the Premises.

6.2 Remedies: Upon default by the Tenant, the Landlord may pursue any legal remedies available, including eviction and recovery of damages.

VII. Insurance

7.1 Landlord's Insurance: The Landlord shall maintain property insurance covering the Premises against loss or damage.

7.2 Tenant's Insurance: The Tenant shall obtain and maintain liability insurance covering its operations on the Premises.

VIII. Assignment and Subletting

The Tenant shall not assign, sublet, or transfer its interest in this Lease without the prior written consent of the Landlord.

IX. Governing Law

This Agreement shall be governed by and construed by the laws of [Jurisdiction]. Any disputes arising under this Agreement shall be subject to the exclusive jurisdiction of the courts of [Jurisdiction].

Entire Agreement

This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements and understandings, whether oral or written, relating to the subject matter herein.
