This Lease Agreement ("Agreement") is made and entered into on July 1, 2066 by and between [YOUR NAME], with an address of [YOUR COMPANY ADDRESS] (hereinafter referred to as the "Landlord"), and Davion Barton, with an address of San Diego, CA 92101 (hereinafter referred to as the "Tenant").
I. PREMISES

II. TERM
The term of this lease shall commence on July 15, 2066 and shall:

III. RENT

IV. SECURITY DEPOSIT
The Tenant shall pay a security deposit in the amount of $2,800.00 upon signing this Agreement. The security deposit shall be held to cover damages beyond normal wear and tear and unpaid rent, and it shall be returned to the Tenant within 21 Days of the termination of this Agreement, less any deductions made in accordance with state law.
V. UTILITIES AND SERVICES

VI. OCCUPANTS
The Premises shall be occupied only by the Tenant and the following individuals: No additional occupants.
VII. USE OF PREMISES
The Tenant shall use the Premises solely for residential purposes. The Tenant shall not engage in illegal activities on the Premises or allow any other individual to do so.
VIII. MAINTENANCE AND REPAIRS

The Tenant shall keep the Premises in good, clean condition and shall promptly notify the Landlord of any damage or necessary repairs.

The Landlord shall be responsible for major repairs not caused by Tenant negligence.

The Tenant shall not make any alterations or improvements to the Premises without prior written consent from the Landlord.
IX. ENTRY
The Landlord may enter the Premises for inspection, repairs, or showings by providing at least 24 Hours advance notice, except in cases of emergency.
X. TERMINATION

Either party may terminate this Agreement by providing written notice of 30 Days in advance.

Upon termination, the Tenant shall vacate the Premises and return all keys to the Landlord.
XI. DEFAULT
Failure to pay rent or comply with any other term of this Agreement constitutes a default. In such cases, the Landlord may take legal action as permitted by law.
XII. GOVERNING LAW
This Agreement shall be governed by the laws of the State of California.
XIII. ADDITIONAL TERMS
No smoking is permitted inside the Premises. Pets are allowed with a non-refundable pet fee of $250.00.
