ASSURED SHORTHOLD TENANCY CONTRACT

1. Property Description

2. Term of Tenancy
2.1 The period for which this occupancy arrangement or tenancy is valid, or rather its term, will initiate starting from the date of April 15, 2050. It is established that this tenancy period will go on for a fixed duration that comprises 12 consecutive months. Specifically, this designated time frame will begin from the aforementioned initiation date; that is, the 15th of April, 2050. Subsequently, as per the stipulations set forth, this occupancy term will come to a complete conclusion on the date of April 14, 2051.
3. Rent
3.1 The individual who is occupying the property as a tenant is obligated to make a monthly payment of $1,500 to the property owner, who is acting as the landlord. This payment is required to be made in advance, specifically on the very first day of each new month.
4. Deposit
4.1 Upon the finalization and signing of this Contract, the Tenant is obliged to issue a payment in the form of a security deposit of $2,000 to the Landlord. This prescribed security deposit will then be securely guarded and maintained by the Landlord, who will uphold and adhere to the relevant proficiency standards and guidelines outlined in the tenancy deposit protection scheme.
5. Tenant's Obligations
5.1 The individual who is leasing or renting the property, herein referred to as the tenant, agrees with the following stipulations:

Pay rent of $1,500 per month and other charges promptly.

Keep the Property at 123 Main Street, Anytown, USA clean and in good condition.

Notify the Landlord promptly of any necessary repairs or maintenance required at the Property.

Not to sublet or assign the Property without the Landlord's written consent.

Not to cause any nuisance or disturbance to neighbors residing near the Property.
6. Landlord's Obligations
6.1 TThe individual who owns the property, also known as the landlord, is in agreement and gives his/her consent to:

Maintain the structure and exterior of the Property located at 123 Main Street, Anytown, USA.

Ensure that all gas, electricity, and water supplies are in good working order throughout the tenancy.

Provide the Tenant with necessary keys and access to the Property upon commencement of the tenancy.

Respect the Tenant's right to quiet enjoyment of the Property during the term of the tenancy.
7. Termination
7.1 The tenancy agreement may be terminated by either the tenant or the landlord if either party decides to end the agreement. However, it is required that a written notice must be delivered to the other party at least 30 days in advance of the intended date of termination.
8. Governing Law
