RENTAL PROPERTY LEASE AGREEMENT

THIS AGREEMENT is made and entered into this [Date], between [YOUR NAME], (hereinafter referred to as "Landlord"), and [TENANT NAME] (hereinafter referred to as "Tenant").

1. PARTIES

1.1 Landlord: The Landlord, [YOUR NAME], is the legal owner of the property located at [PROPERTY ADDRESS]. The Landlord shall maintain the property and offer it in a habitable condition throughout the lease term.

1.2 Tenant: The Tenant, [TENANT NAME], agrees to lease the property from the Landlord under the conditions outlined in this agreement. The Tenant shall occupy the premises responsibly, pay rent promptly, and adhere to all terms and regulations outlined herein.

2. PREMISES

The premises that are going to be leased under this agreement refer to the property which is situated at the given address, [PROPERTY ADDRESS]. Furthermore, these premises will also include all the amenities and pieces of furniture that are provided by the respective Landlord.

3. TERM

This lease shall commence on [START DATE] and continue until [END DATE]. The Tenant agrees to vacate the premises upon the expiration of the lease term unless otherwise agreed upon by both parties in writing.

4. RENT & SECURITY DEPOSIT

Tenant shall pay Landlord a monthly rent of [AMOUNT]. Rent payment is due on the first day of each calendar month, in advance, without demand or deduction.

Upon execution of this Agreement, Tenant will deposit with Landlord the sum of [AMOUNT] as security for the faithful performance of the terms of this lease. The security deposit shall be held by the Landlord and may be used for any unpaid rent, damages beyond normal wear and tear, or expenses incurred due to breaches of the lease agreement.

5. USE OF PROPERTY

The property shall be used solely for residential purposes by the Tenant and those listed on the lease agreement. The Tenant agrees not to engage in any illegal activities on the premises and to comply with all applicable laws, ordinances, and regulations.

6. REPAIRS AND MAINTENANCE

Tenant shall maintain the property in a clean, sanitary, and safe condition throughout the lease term. The Tenant is responsible for promptly reporting any maintenance issues or repairs needed to the Landlord.

The landlord shall be responsible for major repairs and structural maintenance, excluding repairs necessitated by Tenant negligence or intentional damage.

7. INSPECTION & ACCESS

The individual or collective entity possessing ownership over a leased property, commonly known as the landlord, together with any other parties they have given official permission to act on their behalf, shall hold the exclusive privilege of entering the premises of the property. This entry could be for a variety of lawful reasons, such as but not limited to inspecting the condition of the property or making necessary repairs.

In all such instances, the landlord, or their authorized representatives, shall provide a reasonable amount of notice to the person or party who is currently leasing the property, otherwise known as the tenant. The only situations in which the tenant will not be provided with notice is in the cases of an immediate and urgent necessity, generally referred to as emergencies.

8. DEFAULT & TERMINATION

In the event of Tenant default, including non-payment of rent or violation of lease terms, the Landlord may terminate this agreement and pursue legal remedies as provided by law.

The tenant may terminate this agreement with prior written notice to the Landlord as outlined in the lease agreement.

9. ENTIRE AGREEMENT

This lease agreement constitutes the entire understanding between the parties and supersedes any prior agreements or representations. No modifications or amendments shall be effective unless made in writing and signed by both parties.
