End of Tenancy Agreement

This End of Tenancy Agreement ("Agreement") is made and entered into on [Date], by and between:

and

[Tenant's Name], residing at [Tenant's Address] ("Tenant").

I. Termination of Tenancy:

This Agreement is made to formalize the termination of the tenancy agreement dated [Start Date of Tenancy], for the rental property located at [Property Address], which was entered into by the parties hereto.

II. Move-Out Date:

The Tenant agrees to vacate and surrender possession of the premises no later than [Move-Out Date], at which time the tenancy shall be terminated. The Landlord shall conduct a final walkthrough inspection of the premises within [Number] days after the Move-Out Date to assess its condition.

III. Condition of Premises:

The Tenant shall return the premises to the Landlord in the same condition as at the commencement of the tenancy, excepting ordinary wear and tear. The Tenant shall be responsible for any damages beyond ordinary wear and tear. The Landlord reserves the right to deduct the cost of repairing any damages from the security deposit.

IV. Cleaning and Repairs:

Prior to vacating the premises, the Tenant shall ensure that the property is thoroughly cleaned, including but not limited to floors, walls, appliances, and fixtures. The Tenant shall also be responsible for any repairs required due to damage caused during the tenancy. Failure to return the premises in a clean and satisfactory condition may result in deductions from the security deposit.

V. Return of Security Deposit:

The Landlord shall return the security deposit, minus any deductions for damages or outstanding rent, within [Number] days of the Tenant vacating the premises and returning the keys to the Landlord. An itemized list of any deductions shall be provided to the Tenant along with the remaining balance of the security deposit.

VI. Surrender of Keys:

The Tenant agrees to surrender all keys to the premises to the Landlord upon vacating the property. Failure to return all keys may result in additional charges or deductions from the security deposit.

VII. Final Inspection:

The Landlord reserves the right to conduct a final inspection of the premises after the Tenant has vacated to assess its condition and identify any damages or cleaning issues. The Tenant shall cooperate with the Landlord during this inspection. Any discrepancies shall be noted and addressed accordingly.

VIII. Release and Indemnification:

Upon the Tenant vacating the premises and fulfilling all obligations under this Agreement, both parties hereby release and discharge each other from any further obligations arising out of the tenancy agreement. The Tenant shall indemnify and hold harmless the Landlord from any claims or liabilities arising from the Tenant's use or occupancy of the premises.

IX. Governing Law:
