House Sale Contract

This House Sale Contract ("Contract") is entered into on [date], between [Your Name], located at [Your Company Address], hereinafter referred to as the "Seller," and [Buyer's Name], located at [Buyer's Address], hereinafter referred to as the "Buyer."

I. Property Description

The property being sold is situated at [Property Address]. The property encompasses everything inclusive of all fixtures, fittings, and any improvements that have been made to it.

II. Purchase Price

The agreed purchase price for the property is Seventy-Five Thousand Dollars ($75,000.00), payable as follows:

 

2.1 Deposit: The Buyer shall pay a deposit of Five Thousand Dollars ($5,000.00) upon signing this Contract.

2.2 Balance: The balance of the purchase price shall be paid by the Buyer to the Seller at closing, which shall take place on the closing date specified herein.

III. Payment Terms

The deposit shall be paid by certified check to the Seller within five (5) days of the acceptance of this Contract. The balance of the purchase price shall be paid by wire transfer at closing.

IV. Contingencies

This Contract is contingent upon the following:

4.1 Financing Contingency: The Buyer shall have thirty (30) days from the acceptance of this Contract to secure financing for the purchase of the property.

4.2 Inspection Contingency: The Buyer shall have fifteen (15) days from the acceptance of this Contract to conduct inspections of the property and to notify the Seller of any defects.

V. Closing Date

The closing of this sale shall occur on or before [Closing Date] unless otherwise agreed upon in writing by both parties.

VI. Title and Ownership

At closing, the Seller shall convey good and marketable title to the property to the Buyer, free and clear of all liens, encumbrances, and defects in title.

VII. Property Condition

The property is sold in its present condition, and the Seller makes no representations or warranties, express or implied, regarding the condition of the property, except as otherwise agreed in writing.

VIII. Default and Remedies

In the event of default by either party under this Contract, the non-defaulting party shall have the right to pursue all remedies available at law or in equity, including but not limited to specific performance, damages, or termination of this Contract.

IX. Miscellaneous

9.1 This Contract constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether oral or written.

9.2 This Contract may only be modified or amended in writing and signed by both parties.
