This Rent Agreement Contract (the "Contract") is made and entered into on [Date], between [YOUR NAME] (hereinafter referred to as the "Landlord"), and [Tenant's Name] (hereinafter referred to as the "Tenant").

1. Property Details:

The Landlord hereby agrees to rent to the Tenant, and the Tenant agrees to rent from the Landlord, the property located at 789 Elm Street, Villageville, CA 9001, including all fixtures and furnishings, herein referred to as the "Property."

2. Term of Lease:

The term of this lease shall commence on the 15th day of April 2050 and shall continue for 12 months, ending on the 14th day of April 2050. The Tenant shall vacate the premises upon the expiration of this term unless otherwise agreed upon by both parties in writing.

3. Rent Payment:

The Tenant agrees to pay the Landlord a monthly rent of $1,200 payable in advance on the 1st day of each month. Rent shall be paid by electronic transfer to the Landlord's designated account.

4. Security Deposit:

Upon signing this Contract, the Tenant shall deposit with the Landlord a security deposit in the amount of $1,200, to be held by the Landlord as security for the performance of the Tenant's obligations hereunder. The security deposit shall be returned to the Tenant, less any deductions for damages or unpaid rent, within 30 days after the termination of the lease.

5. Tenant's Responsibilities:

5.1 Use of the Property

The Tenant shall use the Property solely for residential purposes and shall not sublet any part of the premises without the prior written consent of the Landlord.

5.2 Maintenance of the Property

The Tenant shall maintain the Property in a clean and sanitary condition, promptly notifying the Landlord of any repairs or maintenance required.

5.3 Compliance with Laws and Regulations

The Tenant shall comply with all applicable laws, rules, and regulations governing the use of the Property.

6. Landlord's Responsibilities:

6.1 Provision of Peaceful Enjoyment

The Landlord shall provide the Tenant with peaceful and quiet enjoyment of the Property.

6.2 Maintenance of Property Structure

The Landlord shall be responsible for maintaining the structural integrity of the Property, including repairs to the roof, walls, and foundation.

6.3 Maintenance of Utilities and Essential Services

The Landlord shall ensure that all utilities and essential services, such as water, electricity, and heating, are maintained in good working order.

7. Termination:

Either party may terminate this lease upon 30 days written notice to the other party. In the event of a breach of any provision of this Contract, the non-breaching party may terminate the lease immediately upon written notice to the breaching party.

8. Governing Law:

This Contract shall be governed by and construed by the laws of the State of California. Any disputes arising out of or relating to this Contract shall be resolved exclusively by the courts of Los Angeles County, California.

9. Miscellaneous:

9.1 Entire Agreement

This Contract constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether written or oral.

9.2 Modifications and Amendments

Any modifications or amendments to this Contract must be made in writing and signed by both parties.

9.3 Severability

If any provision of this Contract is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

9.4 Counterparts

This Contract may be executed in counterparts, each of which shall be deemed an original, but all of which together shall constitute the same

instrument.
