1. Scope of Services
1.1 Initial Consultation and Project Assessment
The architect will conduct an initial meeting with the client to understand their requirements, preferences, and the scope of the project. This includes assessing the site conditions, zoning regulations, and any other relevant factors.
1.2 Conceptual Design Development
Based on the information gathered during the initial consultation, the architect will develop conceptual designs that outline the overall vision and layout of the project. These designs may include sketches, floor plans, and 3D renderings to illustrate the proposed concepts.
1.3 Schematic Design Phase
Once the conceptual designs are approved by the client, the architect will further refine them during the schematic design phase. This involves developing more detailed drawings and plans that illustrate the spatial relationships, scale, and massing of the building or space.
1.4 Design Development Phase
In this phase, the architect will work on refining the schematic designs to incorporate specific materials, finishes, and technical details. This includes developing structural, mechanical, electrical, and plumbing systems as well as ensuring compliance with building codes and regulations.
1.5 Construction Documents Preparation
The architect will prepare comprehensive construction documents that serve as a guide for the contractors during the construction phase. These documents include detailed drawings, specifications, and other necessary information required to obtain building permits and accurately construct the project.
1. 6 Bidding and Negotiation Assistance
The architect will assist the client in the bidding and negotiation process by preparing bid packages, evaluating contractor proposals, and providing recommendations for contractor selection based on expertise, experience, and cost.
1.7 Construction Administration and Observation
Throughout the construction phase, the architect will provide on-site supervision and observation to ensure that the project is being built according to the approved plans and specifications. They will also address any issues or changes that may arise during construction and facilitate communication between the client and the contractor.
1.8 Post-Construction Services
After the construction is complete, the architect may provide additional services such as conducting final inspections, addressing any deficiencies or punch list items, and assisting with any post-construction documentation or warranties.
2. Project Deliverables
The architect shall deliver the following to the Client:
2.1 Design Drawings and Documents
These include all architectural drawings and documents produced during the design phases, such as floor plans, elevations, sections, details, and any other necessary drawings to convey the design intent.
2.2 Specifications and Material Selections
Detailed specifications outlining the materials, finishes, and quality standards to be used in the construction of the project, as well as any specific material selections made in collaboration with the client.
2.3 Bid Packages and Construction Contracts
The architect will prepare comprehensive bid packages containing all necessary information for contractors to submit proposals, as well as assist in the negotiation and execution of construction contracts between the client and selected contractors.
2.4 Construction Administration Reports
Regular reports documenting the progress of construction, including site visits, observations, meetings, and any issues or concerns encountered during the construction phase. These reports serve to keep the client informed and facilitate decision-making throughout the construction process.
2.5 As-Built Drawings and Project Documentation
Upon completion of the project, the architect will provide updated drawings reflecting any changes made during construction (as-built drawings). Additionally, the architect will compile all relevant project documentation, including warranties, operation manuals, and other pertinent information, to be handed over to the client for future reference and maintenance of the facility.
3. Compensation
In consideration for the Services provided, the Client agrees to pay the Architect a total fee of $10,000 ("Fee"). The Fee shall be paid in installments as follows:

25% upon completion and delivery of the project files.
4. Project Timeline

The project timeline shall begin upon the execution of this Contract and is scheduled to be completed by June 30, 2055. This timeline is subject to any extensions mutually agreed upon in writing by both parties. Any changes or delays to the project timeline must be documented and approved in writing by both the Client and the Architect. Extensions may be granted for reasons such as unforeseen circumstances, changes in project scope, or other factors beyond the control of either party. It is the responsibility of both parties to communicate effectively and proactively manage the project timeline to ensure successful completion within the agreed-upon timeframe.
5. Responsibilities
5.1 Architect's Responsibilities

The Architect commits to executing the Services with due diligence and proficiency by relevant professional standards.

They shall adhere to industry best practices and apply their expertise to ensure the quality and integrity of the project deliverables.

The Architect will provide regular updates and reports on the progress of the Services, promptly addressing any concerns or deviations from the agreed-upon scope.
5.2 Client's Responsibilities

The Client agrees to furnish timely access to the project site, facilitating the Architect's ability to carry out necessary assessments, inspections, and other on-site activities.

They are responsible for supplying all pertinent information, documents, and approvals essential for the Architect to fulfill their obligations promptly.

The Client shall promptly review and provide feedback on deliverables, ensuring that project milestones are met promptly and any necessary adjustments are communicated effectively.
5.3 Mutual Communication and Cooperation

They agree to promptly notify each other of any changes, concerns, or unforeseen circumstances that may impact the project timeline, budget, or scope of work.

6. Ownership and Rights

The client shall possess complete ownership rights to all architectural designs and documents that are prepared by the architect specifically for the project. However, the architect reserves the right to utilize these designs and documents for their professional purposes.
7. Termination

Either party may terminate this Contract upon written notice to the other party in the event of a material breach of its terms by the other party. In the event of termination, the Client shall pay the Architect for Services performed up to the date of termination.
