SECTION 1. PARTIES

SECTION 3. TERMS

6.1 Responsibility for Maintenance:

  • The tenant is responsible for maintaining the Premises in a clean, sanitary, and well-maintained condition throughout the contract.

  • Any damage incurred beyond normal wear and tear during the lease term is the responsibility of the Tenant.

6.2 Repair Clause:

  • Tenant agrees to promptly repair any damages to the Premises caused by their actions or negligence.

  • Costs associated with repairs due to damages beyond normal wear and tear are to be covered by the Tenant.

6.3 Condition of Premises:

  • Tenant commits to maintaining the Premises in a state of cleanliness and good repair, ensuring its habitability throughout the lease period.

  • Tenant acknowledges the obligation to promptly address any damages exceeding normal wear and tear to uphold the Premises' condition.

6.4 Financial Responsibility:

  • The tenant bears the financial responsibility for the repair of damages exceeding normal wear and tear that occurs during the lease term.

  • Tenant agrees to cover the costs associated with restoring the Premises to its original condition, barring ordinary wear and tear.

6.5 Repair and Maintenance Obligation:

  • The Tenant has to ensure the Premises remain in a satisfactory state, undertaking repairs for damages beyond normal wear and tear.

  • Tenant agrees to be liable for any expenses incurred in restoring the Premises to its initial condition in the event of damage during the lease period.


SECTION 7. RULES AND REGULATIONS

Tenant agrees to comply with all landlord rules and regulations that are at any time posted on the Premises or delivered to the Tenant. The landlord can make changes to these rules, provided all tenants on the premises receive them.

7.1 Compliance Obligation: Tenants are obligated to adhere to all rules and regulations set forth by the landlord, whether communicated through posted notices or directly delivered to the tenant.

7.2 Rule Modification Authority: The landlord retains the authority to modify these rules and regulations as necessary. However, any changes made must be communicated to all tenants residing on the premises to ensure uniform understanding and compliance.

7.3 Notice Requirement: Any amendments or additions to the existing rules and regulations must be properly communicated by the landlord to all tenants. This ensures transparency and enables tenants to adjust their behavior accordingly.

7.4 Tenant Responsibility: It is the responsibility of the tenants to familiarize themselves with the current rules and regulations governing their tenancy. Ignorance of these rules does not exempt tenants from compliance.
