This Home Staging Contract (hereinafter referred to as the "Contract") is entered into as of [Date] (the "Effective Date"), by and between [Stager Name] (hereinafter referred to as the "Stager"), located at [Stager Address], and [Client Name] (hereinafter referred to as the "Client"), located at [Client Address].

I. Services Provided

1.1 Description of rooms/spaces to be staged

Provide a detailed list of the rooms or spaces within the property that will be staged. This may include living rooms, bedrooms, dining areas, kitchens, bathrooms, outdoor spaces, etc. Describe the purpose of each space and any specific challenges or features that need to be highlighted during staging.

1.2 Furniture, decor, and accessories to be used

Outline the types of furniture, decor items, and accessories that will be used for staging purposes. Specify whether the staging company will provide these items if they will be rented, or if the client is responsible for providing any specific pieces.

1.3 Any additional services (consultation, photography)

  • Consultation services: Initial walkthrough and assessment of the property, recommendations for decluttering or minor repairs, color consultations, etc.

  • Photography services: Professional photography to showcase the staged property for marketing purposes, including virtual tours or video walkthroughs.

II. Fees and Payment

  • Total Amount: $3000.00

  • Deposit Amount: $1000.00

  • Balance Amount: $2000.00

    • Calculation: Total Amount - Deposit Amount = Balance Amount

    • Ensure clarity on when the balance payment is due (e.g., upon completion of staging, within X days of completion).

III. Staging Schedule

Timeline Breakdown

  1. Pre-Staging Preparation (Start Date - X days before staging):

    • Consultation and assessment of property

    • Agreement on staging plan and design

  2. Staging Period (Start Date to End Date):

    • Furniture delivery and setup

    • Decor and accessory arrangement

    • Final touches and adjustments

  3. Post-Staging (End Date onwards):

    • Photography session (if included in the contract)

    • Client walkthrough and approval

    • Removal of staging items (if applicable)

IV. Access to Property

The Client has provided their consent to allow access to their property, which is situated at the given Property Address, for the express purpose of arranging or setting up, also known as 'staging'. They agree that this will take place strictly on dates and times that have previously been discussed and mutually agreed upon.

V. Responsibilities

5.1 Stager Responsibilities

  1. Procure and arrange furniture/decor as agreed upon for staging.

  2. Ensure professional staging adhering to industry standards and timelines.

  3. Obtain necessary permits or approvals, if required by local regulations.

  4. Maintain open communication and collaborate with the client and other professionals.

  5. Prioritize safety and security during staging activities.

5.2 Client Responsibilities:

  1. Ensure the property is clean and ready for staging.

  2. Provide necessary access to the property as scheduled.

  3. Comply with staging recommendations and maintain property presentation.

  4. Provide timely feedback and address concerns promptly.

  5. Collaborate with the stage for a successful staging experience.

VI. Cancellation and Refunds

Either party may cancel this Contract with 30 days' notice in writing.

  1. If canceled by Client:

    • Deposit is non-refundable after [Cancellation Deadline].

      • Cancellation Deadline: Deposit is non-refundable if canceled within 7 days of the staging start date.

  2. If canceled by Stager:

    • The deposit will be refunded in full.

      • If the stager initiates the cancellation, the client will receive a full refund of the deposit without deductions.

VII. Insurance and Liability

It must be established that the Stager possesses liability insurance. They will be held accountable for any damages stemming from negligence during the staging process. Meanwhile, the client must make sure their homeowner's insurance is current and maintained during the entire staging process.

VIII. Confidentiality

Both parties that are involved in the project have come to a mutual agreement wherein they have concurred to uphold and maintain the confidentiality of any information that could be sensitive, should it be revealed at any point during the duration of the project.

IX. Governing Law

The specific stipulations and terms included in this contract are expected to adhere to the relevant laws of the designated state or country, where it is applicable. Furthermore, the interpretation of this contract and its stipulations will be in line with the applicable laws of the said state or country.

By signing below, both parties acknowledge that they have read, understood, and agree to the terms and conditions outlined in this Contract.
