1. Premises
The Landlord hereby leases to the Tenant the premises located at [Apartment Address], hereinafter referred to as the "Apartment", for residential purposes only.
2. Term
The term of this contract shall commence on April 15, 2050, and shall continue for 12 months, terminating on April 14, 2051, unless otherwise terminated earlier by the terms herein.
3. Rent
The Tenant agrees to pay rent for $1000 per month, payable in advance on the 1st day of each month, commencing on May 1, 2050. Rent payments shall be made by electronic bank transfer.
4. Security Deposit
Upon signing this Contract, the Tenant shall pay a security deposit of $1500 to the Landlord. This deposit shall be held by the Landlord as security for the faithful performance by the Tenant of all terms and conditions of this lease.
5. Utilities
The Tenant shall be responsible for the payment of all utilities and services consumed on the premises during the term of this contract, including but not limited to electricity, water, gas, internet, and cable services.
6. Maintenance and Repairs
The Landlord shall be responsible for maintaining the structural integrity of the Apartment and shall promptly address any necessary repairs due to normal wear and tear. The Tenant shall be responsible for maintaining the cleanliness of the Apartment and promptly notifying the Landlord of any repair or maintenance issues.
7. Use of Premises
The Tenant shall use the Apartment solely for residential purposes and shall not engage in any illegal activities on the premises. The Tenant shall not sublet the Apartment or assign this lease without the prior written consent of the Landlord.
8. Termination
Either party may terminate this contract upon 30 days written notice to the other party. In the event of early termination by the Tenant, the Tenant shall remain liable for the payment of rent until the end of the notice period or until a new tenant is found, whichever occurs first.
9. Governing Law
This Contract shall be governed by and construed by the laws of the [State]. Any disputes arising out of or relating to this Contract shall be resolved through arbitration by the rules of the [Arbitration Association].
10. Entire Contract
