TO HAVE AND TO HOLD the above-described property, together with all rights, privileges, and appurtenances thereto belonging or in anywise appertaining, unto the Grantee, and the Grantee's heirs and assigns, forever.

AND THE GRANTOR HEREBY COVENANTS with the Grantee that the Grantor is lawfully seized of the property, has good right to convey it, and that the property is free from all encumbrances except as noted above.
