This Grant Deed ("Deed") is made and entered into on March 15, 2050, by and between [Your Name], from now on referred to as the "Grantor," and [Buyer's Name], from now on referred to as the "Grantee."

I. Granting Clause

The Grantor hereby grants, bargains, sells, and conveys to the Grantee, with general warranty covenants, the following described real property situated in the County of [County], State of [State], commonly known as 123 Main Street, and legally described as follows:

Lot 5 of Block 7 of Oakwood Estates, as per map recorded in Book 25, Page 10 of Maps

II. Consideration

III. Warranties

The Grantor warrants that Grantor is the lawful owner of the property described herein, that the Grantor has the right to convey said property, and that said property is free from all encumbrances except as herein set forth.

IV. Further Assurances

The Grantor agrees to execute and deliver such further assurances and documents as may be reasonably required to fully and completely vest title to said property in the Grantee.

V. Successors and Assigns

This Deed shall be binding upon and shall inure to the benefit of the parties hereto, their heirs, successors, and assigns.

VI. Governing Law

This Deed shall be governed by and construed in accordance with the laws of the State of [State].
