This Deed of Grant of Easement ("Deed") is made on June 15, 2050, by and between [Your Name], hereinafter referred to as the "Grantor", and [Recipient's Name], hereinafter referred to as the "Recipient".
I. Background
Whereas, the Grantor is the lawful owner of the property located at 123 Main Street, Springfield, legally described as Lot 5, Block 10, and is desirous of granting certain easement rights to the Recipient.
Whereas, the Recipient is the owner of the neighboring property located at 125 Main Street, Springfield, legally described as Lot 6, Block 10, and requires access to the Grantor's property for driveway access.
Now, therefore, in consideration of the mutual covenants and agreements herein contained, the Grantor and the Recipient hereby agree as follows:
II. Easement Area
The Grantor hereby grants to the Recipient a perpetual and non-exclusive easement (the "Easement") over a portion of the Grantor's property located at 123 Main Street, Springfield, as more particularly described in Exhibit A attached hereto and incorporated herein by reference.
III. Purpose
The Easement is granted for the sole purpose of driveway access, including but not limited to ingress, egress, and utilities maintenance.
IV. Location and Use
The Recipient shall have the right to enter upon the Easement Area for the purposes described herein. The Recipient shall not unreasonably interfere with the Grantor's use and enjoyment of the property.
V. Maintenance
The Recipient shall be responsible for maintaining the Easement Area in a condition suitable for its intended use and shall bear all costs associated therewith.
VI. Indemnification
The Recipient agrees to indemnify and hold harmless the Grantor from any and all claims, damages, or liabilities arising out of or related to the Recipient's use of the Easement Area.
VII. General Provisions

Binding Effect: This Deed shall be binding upon and inure to the benefit of the parties hereto and their respective successors and assigns.

Governing Law: This Deed shall be governed by and construed in accordance with the laws of the State of Illinois.

Entire Agreement: This Deed constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior and contemporaneous agreements and understandings, whether written or oral.
