I. Recitals

WHEREAS, the Grantor, who possesses ownership rights over a specified parcel of real estate situated at [PROPERTY ADDRESS], which is located within the boundaries of [COUNTY] in the State of Maryland, hereby recognizes this property (hereafter referred to as the "Property"); and

WHEREAS, the Grantor desires to transfer and convey to the Grantee all of the Grantor’s rights, title, and interests in and to the Property without making any guarantees or warranties regarding the title.

The Property conveyed by this Deed is described as follows:

The Grantor merely transfers to the Grantee any interest or ownership they possess in the property, without confirming that this interest is devoid of defects or liens.

This conveyance is made subject to all existing easements, covenants, conditions, restrictions, and rights-of-way of record, and any liens or encumbrances against the Property.

IV. Consideration

Considering the foregoing, the Grantee agrees to accept the Property subject to all existing easements, covenants, conditions, restrictions, rights-of-way, liens, and encumbrances of record affecting the Property, without recourse to the Grantor.
