I. INTRODUCTION
This Quitclaim Deed ("Deed") is made on March 5, 2051, by and between [Your Name], hereinafter referred to as the "Grantor," and Julianna R. Mitchell, hereinafter referred to as the "Grantee."
II. RECITALS
WHEREAS, the Grantor is the lawful owner of certain real property located at 1936 Maplewood Avenue, Parish of Jefferson, State of Louisiana, with legal description as follows: Lot 7, Block 3, Maplewood Estates Subdivision.
WHEREAS, the Grantor desires to transfer any and all interest in the above-described property to the Grantee.
III. TRANSFER OF INTEREST
NOW, THEREFORE, in consideration of the premises and mutual covenants contained herein, the Grantor conveys and quitclaims to the Grantee all of the Grantor's right, title, and interest in and to the property described above.
IV. GRANTOR'S COVENANTS
The Grantor covenants with the Grantee that the Grantor is the lawful owner of the above-described property, and that the Grantor has good right to convey the same. The Grantor further covenants that the title conveyed hereby is clear, free, and unencumbered, and that the Grantor will warrant and defend the title to the Grantee against all lawful claims.
V. LIMITATIONS
This Quitclaim Deed contains no warranties of title, express or implied. The Grantee acknowledges that the property is conveyed "as-is" and that the Grantor makes no representations or warranties regarding the condition, use, or suitability of the property for any purpose.
VI. GRANTEE'S ACCEPTANCE
The Grantee acknowledges receipt of this Deed and accepts the property described herein subject to any and all existing easements, restrictions, covenants, and encumbrances of record.
