I. Grantor's Warranty

The Grantor represents and warrants that:

a. The Grantor is the lawful owner of the real property located at 123 Maple Street, in the County of Essex, Commonwealth of Massachusetts, described as a single-family residential home with a lot size of 0.5 acres.

b. The Grantor has the full right, power, and authority to convey the property to the Grantee.

c. The property is free and clear of any liens, encumbrances, or claims, except as expressly stated in this Deed.

II. Property Description

The property subject to this Quitclaim Deed is legally described as follows:

Lot 5, Block 12, in the subdivision known as Pinewood Estates, according to the plan recorded in Book 45, Page 123 of the Essex County Land Records.

III. Consideration

In consideration of the sum of $250,000 and other valuable consideration received by the Grantor, the sufficiency of which is hereby acknowledged, the Grantor hereby conveys, releases, and quitclaims to the Grantee all the Grantor's right, title, and interest in and to the said property.

IV. Covenants

a. The Grantor covenants that the property is conveyed without any warranties, express or implied, including but not limited to warranties of title, fitness for a particular purpose, or merchantability.

b. The Grantee accepts the property in its current condition and acknowledges that the Grantor makes no representations regarding the condition of the property.

c. The Grantor agrees to defend, indemnify, and hold harmless the Grantee from any claims arising out of the Grantor's ownership or use of the property prior to the date of this Deed.

V. Execution and Notarization

The Grantor hereby affirms that the Grantor has executed this Quitclaim Deed voluntarily and that the Grantor is the lawful owner of the property described herein. The Grantor's signature below serves as an acknowledgment of the terms and conditions of this Deed.
