This Quitclaim Deed ("Deed") is made and entered into on May 18, 2051, by and between [Your Name], whose address is 1629 Brannon Avenue, Springfield, MO 65802, hereinafter referred to as "Grantor," and Ms. Regina M. II. GRANTOR'S COVENANTS

The Grantor covenants with the Grantee that:

  1. Ownership and Authority: The Grantor is the lawful owner of the Property and has full power and authority to convey the same.

  2. Encumbrances: The Property is free from all encumbrances, except as expressly stated in this Deed.

  3. Warranty and Defense: The Grantor will warrant and defend the title to the Property against all lawful claims and demands of all persons claiming by, through, or under the Grantor.

III. QUITCLAIM

The Grantor, for and in consideration of the premises and other good and valuable consideration, does hereby remise, release, and forever quitclaim unto the Grantee all the Grantor's right, title, interest, and claim in and to the above-described Property.

IV. EFFECTIVE DATE

This Deed shall become effective as of the date first above written.
