I. Parties

This Washington Quitclaim Deed, hereby referred to as the "Deed," shall be considered effective as of the date specified herein, September 15, 2050, and is executed by the following parties: [YOUR NAME], whose address is 1234 Maple Street, Seattle, WA 98101, herein referred to as the "Grantor," and Taylor Nguyen, residing at 5678 Oak Avenue, Tacoma, WA 98402, herein referred to as the "Grantee."

  • Thence South along the East line of said Block 10, a distance of 100 feet;

  • Thence West and parallel with the North line of said Block 10, a distance of 150 feet;

  • Thence North and parallel with the East line of said Block 10, a distance of 100 feet to the North line of said Block 10;

  • Thence East along the North line of said Block 10, a distance of 150 feet to the point of beginning.

IV. Previous Liens and Encumbrances

This Deed is executed with the acknowledgment and subject to the continued existence of all presently existing leases, easements, restrictions, covenants, conditions, and any other encumbrances that may affect the Property. Additionally, it recognizes and does not interfere with the rights of utility companies to maintain current installations or public utilities situated in, over, and upon the Property.

V. No Warranties or Guarantees

The Grantor expressly disclaims any warranties or guarantees, whether express or implied, concerning the quality of the title to the Property. The Grantee acknowledges and accepts all risks associated with the ownership and use of the Property, assuming full responsibility for these risks.
