Connecticut Quitclaim Deed

This Quitclaim Deed ("Deed") is made on September 15, 2050, by and between [Your Name], of 123 Elm Street, New Haven, Connecticut, hereinafter referred to as the "Grantor," and Daniel Johnson, of 456 Oak Avenue, Hartford, Connecticut, hereinafter referred to as the "Grantee."

Witnesseth

Whereas, the Grantor is the lawful owner of certain real property situated in the State of Connecticut, more particularly described as follows:

Legal Property Description: Lot 10, Block A, Maple Heights Subdivision, as recorded in Book 567, Page 123, of the land records of Fairfield County, Connecticut

Now, therefore, for and in consideration of the sum of Ten Thousand Dollars ($10,000), and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Grantor does hereby remise, release, and forever quitclaim unto the Grantee, all the Grantor's right, title, interest, and estate in and to the above-described property, together with all appurtenances and privileges thereto belonging.

This Deed is made without any warranties or guarantees of title, express or implied, and the Grantor shall warrant and defend the Grantee's title to said property only against lawful claims of persons claiming by, through, or under the Grantor.

The Grantor hereby covenants with the Grantee that the Grantor has not done or suffered anything whereby the above-described premises have been encumbered in any way whatsoever.
