This Joint Tenancy Quitclaim Deed (hereinafter referred to as the "Deed") is made and entered into as of this         day of        , 20       , by and between [Your Name], hereinafter referred to as the "Grantor," residing at [Grantor's Address], and [Name of Grantee], hereinafter referred to as the "Grantee," residing at [Grantee's Address].

I. Parties Involved

A. Grantor

II. Recitals

WHEREAS, the Grantor and Grantee are siblings who have inherited the property located at [Address of the Property] as joint tenants with rights of survivorship;

WHEREAS, the Grantor desires to convey all of their right, title, and interest in and to the Property to the Grantee, thereby removing the Grantor’s name from the title and transferring their interest to the Grantee;

NOW, THEREFORE, in consideration of the mutual covenants and promises herein contained, the parties hereto agree as follows:

III. Conveyance of Interest

The Grantor does hereby quitclaim and convey unto the Grantee, all of the Grantor’s right, title, and interest in and to the Property, to have and to hold unto the Grantee, their heirs, and assigns forever.

This conveyance is executed by the Grantor without any warranties as to the title or claims against the Property, whether express or implied, except as specifically stated herein.

Upon execution of this Deed, the Grantee shall acquire all interests of the Grantor in the Property, and the Grantor shall no longer have any rights, title, or interest in the Property.

The execution of this Deed signifies the all-encompassing transfer of the Grantor's share of the Property to the Grantee, thereby establishing the Grantee as the sole owner in fee simple.

The Grantor affirms that this transfer is made freely and voluntarily, without any duress or undue influence.

IV. Further Assurances

The Grantor agrees to execute and deliver any further documents and take any further actions reasonably requested by the Grantee to effectuate the transfer of the Property as provided herein.

Should any further documentation be required by any title company, bank, or other entity to complete this transfer, the Grantor agrees to comply promptly and without additional remuneration.

The Grantor warrants that they have not conveyed the same interest to any other party and that the Property is free from encumbrances made by the Grantor.

Both parties agree that this Deed and its provisions shall be binding upon and inure to the benefit of their respective heirs, executors, administrators, and assigns.

The Grantee acknowledges the responsibility to update all future records and documentation concerning the ownership of the Property.

V. Governing Law

This Deed shall be governed by, and construed in accordance with, the laws of the State of [State].

Any disputes arising out of or relating to this Deed shall be subject to the exclusive jurisdiction of the courts of the State of [State].
