Nevada Quitclaim Deed
This Quitclaim Deed ("Deed") is made and entered into this September 5, 2050, by and between:
[Your Name], residing at 1234 Maple Street, Las Vegas, Nevada (hereinafter referred to as "Grantor"), and
Emma Rodriguez, residing at 5678 Oak Avenue, Henderson, Nevada (hereinafter referred to as "Grantee").
Whereas, Grantor is the legal and rightful owner of certain real property situated in the County of Clark, the State of Nevada, more particularly described as follows:
Legal Description of Property: Lot 5, Block 10, Subdivision Name, as recorded in Plat Book 6, Page 23, Clark County Records.
Whereas, the Grantor desires to transfer all of the Grantor's right, title, and interest in and to the aforementioned property to the Grantee, and the Grantee desires to accept such transfer.
Now, Therefore, in consideration of the sum of Ten Thousand Dollars ($10,000) and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, Grantor hereby remises, releases, and forever quitclaims unto Grantee all of Grantor's right, title, and interest in and to the property described above, together with all appurtenances and privileges thereunto belonging.
Grantor hereby declares that Grantor is the lawful owner of the property, that the property is free from all liens, encumbrances, and claims whatsoever, except as herein stated, and that Grantor has good right and lawful authority to convey the same in the manner and form as herein set forth.
This Deed is intended to convey the property without warranty, express or implied. Grantor makes no representations or warranties of any kind concerning the property, including, but not limited to, warranties of title, possession, quiet enjoyment, or the like. Grantee accepts the property in its current condition and agrees to assume all risks associated with the property.
This Deed shall be binding upon Grantor and Grantor's heirs, successors, and assigns and shall inure to the benefit of Grantee and Grantee's heirs, successors, and assigns.
