Virginia Quitclaim Deed

This Quitclaim Deed ("Deed") is made on [Date], by and between [Your Name], hereinafter referred to as "Grantor," and [Grantee's Name], hereinafter referred to as "Grantee," collectively referred to as the "Parties."

Recitals

WHEREAS, Grantor is the lawful owner of certain real property situated in the County of [County Name], State of Virginia, more particularly described as follows:

Legal Property Description: Lot 5, Block 10, Fairfax Heights Subdivision, as recorded in Plat Book 12, Page 34, of the land records of Fairfax County, Virginia.

WHEREAS, Grantor desires to transfer all of Grantor's interest, if any, in the above-described property to Grantee; and

WHEREAS, Grantee desires to accept such interest in the above-described property from Grantor.

NOW, THEREFORE, for and in consideration of the sum of Ten Thousand Dollars ($10,000) and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, Grantor hereby grants, bargains, sells, releases, and conveys unto Grantee all of Grantor's right, title, interest, and estate in and to the above-described property, together with all and singular the rights and appurtenances thereto in any way belonging.

WITNESSETH, that Grantor hereby remises, releases, and forever quitclaims unto Grantee all of Grantor's right, title, interest, claim, and demand whatsoever in, or to the above-described property, whether in law or equity, to have and to hold the same unto Grantee, Grantee's heirs, successors, and assigns forever.

Grantor hereby covenants with Grantee that Grantor is lawfully seized of the property in fee simple and has the right to convey the property, that the property is free from all encumbrances, and that Grantor will warrant and defend the title to the property against the claims and demands of all persons claiming by, through, or under Grantor.

This Deed is executed and delivered in the State of Virginia and shall be governed by and construed by the laws of the State of Virginia.
