This Quitclaim Deed is made on this [Date], by and between:

WHEREAS, the Grantor is the current owner of the property located at 789 Elm Street, Salt Lake City, UT 84103, legally described as Lot 10, Block 5, Oakwood Subdivision, Salt Lake County, Utah, and more particularly described as follows: A single-family residential property with a two-car garage and backyard patio;

WHEREAS, the Grantor desires to transfer all of their interest in the above-described property to the Grantee;

WHEREAS, the Grantee desires to accept such interest in the above-described property;

NOW, THEREFORE, in consideration of the mutual covenants contained herein and for other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the parties hereby agree as follows:

  1. Grantor's Interest: The Grantor, for and in consideration of the sum of One Hundred Thousand Dollars ($100,000), hereby remises, releases, and quitclaims unto the Grantee all the right, title, interest, claim, and demand which the Grantor has in and to the above-described property.

  2. No Warranties: The Grantor makes no warranties, express or implied, concerning the above-described property, including but not limited to any warranties of title, possession, or encumbrances. This Quitclaim Deed is made without any representation as to the Grantor's ownership interest or the status of title.

  3. Further Assurances: The Grantor agrees to execute and deliver any additional documents and take any further actions reasonably necessary to perfect the transfer of the property described herein to the Grantee.

  4. Governing Law: This Quitclaim Deed shall be governed by and construed by the laws of the State of Utah.
