Cafe Rental Agreement
This Cafe Rental Agreement ("Agreement") is entered into on [Date], by and between:

[Your Company Name], located at [Your Company Address], hereinafter referred to as the "Tenant".
I. Term of Lease
The term of this lease shall commence on [Start Date] and shall continue for a period of [00] months, ending on [End Date], unless terminated earlier in accordance with the terms of this Agreement.
II. Rent
The monthly rent for the premises shall be $[00], payable in advance on the [Date] of each month. Rent payments shall be made by [Accepted Payment Method]. Any late payments shall incur a late fee of $[00].
III. Security Deposit

VI. Utilities and Services
The Tenant shall be responsible for payment of all utilities, including electricity, water, and gas. In addition, the Landlord shall provide the following additional services:
Garbage collection and disposal services.
Snow removal from parking areas during winter months.
Routine maintenance of exterior lighting fixtures.
The Tenant acknowledges and agrees to pay any additional fees associated with these services as outlined in a separate agreement or addendum.
VII. Insurance
The Tenant shall maintain comprehensive general liability insurance with a minimum coverage of $[00]. The Landlord shall be named as an additional insured on the policy.
VIII. Assignment and Subletting
The Tenant is required to seek and obtain the prior written consent of the Landlord before assigning or subletting the premises. The Landlord, upon receiving such a request, must provide their consent, and such consent shall not be unreasonably withheld by the Landlord.
IX. Termination
