School Rental Contract
This School Rental Contract ("Contract") is entered into on [Date], by and between [Your Company Name] ("School") and [Organization Name] ("Renter").
WHEREAS, the School owns and operates certain facilities located at [Address];
WHEREAS, the Renter desires to rent certain facilities of the School for the purpose of holding community events;
WHEREAS, the School agrees to rent its facilities to the Renter under the terms and conditions set forth in this Contract;
NOW, THEREFORE, in consideration of the mutual covenants and agreements herein contained, the parties hereto agree as follows:
I. Premises Description
A. Facilities to be Rented: The School agrees to rent the following facilities to the Renter: the gymnasium, auditorium, and three classrooms (rooms 101, 102, and 103).
B. Included Equipment: The rental includes the use of the following equipment: sound system, projectors, tables, and chairs.
C. Condition of Premises: The School will ensure the premises are clean and in good condition prior to the rental period. The Renter agrees to return the premises in the same condition.
II. Rental Period
A. Start and End Dates: The rental period shall commence on [Date], and end on [Date].
B. Usage Times: The Renter is permitted to use the premises from 8:00 AM to 10:00 PM on Mondays, Wednesdays, and Fridays.
C. Additional Time Requests: Any requests for additional time must be submitted in writing at least 7 days in advance and are subject to the School’s approval.
III. Rental Fees
A. Rental Fee Amount: The total rental fee for the period is $5,000, payable in two installments of $2,500 each.
B. Payment Schedule: The first installment is due on [Date], and the second installment is due on [Date].
C. Security Deposit: A security deposit of $500 is required, to be paid along with the first installment. This deposit will be refunded within 14 days after the end of the rental period, provided no damages are incurred.
IV. Use of Premises

B. Prohibited Uses: The Renter shall not permit smoking, alcohol consumption, or any illegal activities on the premises.
C. Setup and Cleanup: The Renter is responsible for setting up and cleaning up the premises before and after each use, ensuring all equipment is returned to its original place.
V. Responsibilities
A. School Responsibilities: The School shall provide access to the rented facilities and ensure all equipment is in working order.
B. Renter Responsibilities: The Renter shall ensure compliance with all school policies and local regulations, and supervise all attendees.
C. Joint Responsibilities: Both parties agree to collaborate on ensuring the premises are used responsibly and safely, holding regular meetings to address any issues.
VI. Insurance and Liability
A. Insurance Requirements: The Renter shall obtain liability insurance coverage of at least $1,000,000, naming the School as an additional insured.
B. Indemnification: The Renter agrees to indemnify and hold harmless the School from any claims arising out of the Renter’s use of the premises.
C. Proof of Insurance: Proof of insurance must be submitted to the School at least 7 days before the start of the rental period.
VII. Damage and Repairs
A. Reporting Damages: Any damages to the premises or equipment must be reported to the School immediately.
B. Responsibility for Repairs: The Renter is responsible for the cost of any repairs resulting from damages caused by their use of the premises.
C. Security Deposit Application: The School may apply the security deposit towards any repair costs, with any remaining balance billed to the Renter.
VIII. Termination Clause
A. Termination by School: The School reserves the right to terminate this Contract if the Renter violates any terms, with immediate effect upon written notice.
B. Termination by Renter: The Renter may terminate this Contract by providing 30 days written notice to the School.
C. Refund Policy: In the event of termination by either party, the rental fees will be prorated and refunded accordingly, excluding the security deposit if damages are present.
IX. Dispute Resolution
A. Mediation Requirement: In the event of a dispute, the parties agree to engage in mediation before pursuing any other legal remedies.
B. Arbitration Agreement: If mediation fails, the dispute shall be resolved by binding arbitration in accordance with the American Arbitration Association (AAA) rules.
