LEASE ADDENDUM
I. Introduction
This Lease Addendum ("Addendum") is made on this 15th day of August 2051 and is intended to modify the terms of the original lease agreement dated January 10, 2050, between [Your Name] ("Landlord") and Emily Johnson ("Tenant") for the property located at 123 Elm Street, Springfield. This Addendum is incorporated into and made part of the original lease agreement.
II. Effective Date

III. Amendments or Additions
A. Pet Policy
The original lease agreement does not permit pets. This Addendum permits the Tenant to have one pet, specifically a dog of breed Labrador Retriever, weighing no more than 60 pounds. The Tenant agrees to pay an additional non-refundable pet deposit of $500 and adhere to all pet-related rules specified in this Addendum. B. Rent Adjustment

C. Maintenance Responsibilities

The Landlord will handle any major repairs and maintenance not related to garden upkeep. The Tenant must also clear snow from the driveway and sidewalks within 24 hours of a snow event.
IV. Terms and Conditions
A. Compliance with Terms
The Tenant agrees to comply with all terms outlined in this Addendum. Any violations or failure to adhere to these new terms may be considered a breach of the lease agreement. The Landlord reserves the right to inspect the garden area quarterly to ensure compliance.
B. Additional Occupants
The Tenant is permitted to have up to two additional occupants residing in the property, provided that these individuals are listed in a separate addendum and approved by the Landlord. The Tenant must provide their names and contact information, and they will be subject to a background check.
C. Lease Extension
The lease term is extended for an additional 12 months, making the new end date August 15, 2052. All other terms of the original lease agreement remain in effect unless specifically modified by this Addendum. The Tenant must provide written notice of intention to renew or vacate at least 30 days before the new lease end date.
V. Legal Compliance
This Addendum complies with all applicable local and state laws governing rental agreements and lease modifications. Should any provision of this Addendum be found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
