Repair Addendum

2. Responsibilities

Landlord Responsibilities:

• The landlord will be responsible for repairs including the leaking kitchen sink, servicing the HVAC system, and replacing damaged bathroom tiles.

• All repairs performed by the Landlord will be completed by the deadlines specified in the Scope of Repairs.

Tenant Responsibilities:

• The tenant will be responsible for painting the walls in the master bedroom and replacing the worn-out carpet in the hallway.

• The Tenant will complete these tasks by the deadlines specified in the Scope of Repairs.

3. Cost Allocation

• The Landlord will bear the costs for any repairs they conduct.

• For repairs performed by the Tenant, will bear the costs and will submit receipts to the Landlord for reimbursement where applicable.

4. Proof of Completion

• The Tenant must provide photographic evidence and/or written confirmation of the completion of their responsibilities.

• The Landlord must provide similar documentation for repairs and maintenance performed on their behalf.

5. Consequences for Non-Compliance

• Failure by the Tenant to complete their repairs by the specified deadlines will result in deductions from the security deposit, according to the terms specified in the Lease Agreement.

• Failure by the Landlord to complete their repairs by the specified deadlines may result in a rent reduction or other remedies as agreed upon.
