1. Purpose

This Addendum outlines the specific rules and conditions for keeping pets in the apartment located at 123 Maple Street, Apt. 4B, Springfield, IL. By signing this Addendum, the Tenant agrees to abide by all terms set forth herein.

2. Definitions

Pet: For the purposes of this Addendum, "pet" refers to any animal that the Tenant intends to keep on the premises, including but not limited to dogs, cats, birds, and exotic pets.
Pet Deposit: A refundable deposit intended to cover potential damages caused by pets.
Pet Fee: A non-refundable fee intended to cover additional wear and tear or cleaning required due to the presence of pets.

8. Violation of Terms

First Violation: Tenant will receive a written warning.
Second Violation: Tenant will be fined $150.
Third Violation: Lease may be terminated, requiring pet removal.

9. Termination

This Addendum will remain in effect for the duration of the Lease. At the end of the Lease term, the Tenant must remove the pet from the premises, unless a new agreement is made.

10. Additional Terms

Modification: Any changes to this Addendum must be made in writing and signed by both Landlord and Tenant.
