Commercial Lease Addendum


This Addendum is made and entered into as of the 15th day of August 2050, by and between [Your Company Name] (“Lessor”) and GreenTech Innovations LLC (“Lessee”). This Addendum supplements the Lease Agreement dated 1st day of August 2050, (the “Lease Agreement”) between the same parties for the premises located at 123 Business Park Lane, Suite 400, San Diego, CA 92101 (the “Premises”).


1. Purpose and Scope

The purpose of this Addendum is to define and restrict the manner in which the leased space may be used by Lessee. This Addendum sets forth specific guidelines and limitations pertaining to the use of the Premises to ensure compliance with the Lease Agreement and applicable laws.


2. Permitted Use

The Premises may only be used for the following purposes:

3. Prohibited Activities

Lessee shall not engage in, or permit any third party to engage in, any of the following activities on the Premises:

  • Hazardous Materials: Storing, using, or disposing of hazardous materials or substances not in compliance with local, state, or federal regulations.

  • Nuisance Activities: Any activities that may cause excessive noise, odor, or pollution, including but not limited to, the use of equipment that generates significant noise or dust.

  • Illegal Activities: Engaging in any activities that are illegal under local, state, or federal laws.


4. Signage and Advertising

Lessee shall not install, display, or maintain any signage or advertising materials on or around the Premises without the prior written consent of Lessor. Any signage must comply with the following requirements:

5. Alterations and Improvements

Lessee shall not make any alterations, additions, or improvements to the Premises without prior written consent from Lessor. Any approved alterations must comply with the following:

6. Compliance with Laws and Regulations

Lessee shall comply with all applicable local, state, and federal laws, regulations, and ordinances regarding the use of the Premises, including but not limited to zoning laws, health and safety codes, and environmental regulations.


7. Maintenance and Repairs

Lessee is responsible for the maintenance and repair of the interior of the Premises, including but not limited to:

  • HVAC Systems: Regular maintenance and repair.

  • Plumbing: Immediate repair of leaks or malfunctions.

  • Interior Fixtures: Maintenance of lighting, flooring, and other fixtures.


8. Insurance

Lessee shall maintain insurance coverage as follows:

9. Indemnification

Lessee agrees to indemnify, defend, and hold harmless Lessor from any claims, damages, liabilities, or expenses arising out of or related to Lessee’s use of the Premises, except as caused by Lessor’s negligence or willful misconduct.


10. Termination

In the event Lessee fails to comply with any of the terms outlined in this Addendum, Lessor may terminate this Addendum and/or the Lease Agreement by providing written notice to Lessee.


11. Miscellaneous

  • Governing Law: This Addendum shall be governed by and construed in accordance with the laws of the State of California.

  • Entire Agreement: This Addendum constitutes the entire agreement between the parties concerning the subject matter herein and supersedes all prior agreements or understandings.
