Professional Real Estate Buyer’s Agreement
I. Agreement Overview
This Real Estate Buyer’s Agreement (the “Agreement”) is made as of August 21, 2050, by and between John Doe (the “Buyer”), whose principal address is 123 Maple Street, Springfield, IL 62701, and [Your Company Name] (the “Agent”), whose principal place of business is located at [Your Company Address]. This Agreement is intended to secure the services of the Agent for the purpose of locating, negotiating, and purchasing real estate on behalf of the Buyer.
II. Duration of Agreement
This Agreement shall commence on August 21, 2050, and shall remain in effect until August 21, 2051, unless terminated earlier in accordance with the provisions set forth herein.
III. Agent’s Responsibilities
The Agent agrees to:

Facilitate property viewings and coordinate with sellers and listing agents.

Maintain regular communication with the Buyer and keep them informed of new property listings and relevant market information.
IV. Buyer’s Responsibilities
The Buyer agrees to:

Provide the Agent with accurate and complete information regarding their property preferences, budget, and any other relevant criteria.

Make timely decisions and respond to the Agent’s inquiries and recommendations.

Cooperate with the Agent in scheduling property viewings and meetings.

Work exclusively with the Agent during the term of this Agreement for the purpose of purchasing real estate.
V. Compensation
The Agent’s compensation shall be determined as follows:

The Agent shall be compensated through a commission based on a percentage of the purchase price of the property, as agreed upon in writing.

The commission rate and payment terms shall be specified in a separate addendum or agreement if applicable.
VI. Termination
This Agreement may be terminated under the following conditions:

By mutual written consent of both parties.

By the Buyer or the Agent with written notice of 30 days, provided that any pending transactions or obligations are honored.

In the event of a material breach by either party, the non-breaching party may terminate this Agreement with immediate effect upon written notice.
VII. Confidentiality
Both parties agree to maintain the confidentiality of all information exchanged during the term of this Agreement, including personal and financial information, and to use such information solely for the purpose of fulfilling their obligations under this Agreement.
VIII. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the state of Illinois without regard to its conflict of law principles.
IX. Dispute Resolution
Any disputes arising out of or related to this Agreement shall be resolved through mediation or arbitration, as agreed upon by the parties. The venue for any such proceedings shall be Springfield, Illinois.
X. Entire Agreement
This Agreement constitutes the entire understanding between the parties and supersedes all prior discussions, agreements, or representations. Any amendments or modifications to this Agreement must be made in writing and signed by both parties.
