This Home Improvement Agreement (the "Agreement") is made and entered into as of this 21st day of August 2050, by and between [Your Name] of [Your Company Name], located at [Your Company Address] (the "Contractor"), and Jane Doe of 123 Maple Street, Springfield, IL 62704 (the "Homeowner").


I. Scope of Work

The Contractor agrees to perform the following services (the "Work"):

  1. Description of Work: The Contractor will renovate the home located at 123 Maple Street, Springfield, IL 62704 by undertaking the following tasks:

    • Complete kitchen remodels with new cabinets, countertops, and appliances.

    • Upgrade the bathroom with new fixtures, tiling, and lighting.

    • Repaint interior walls and ceilings throughout the home.

    • Install new flooring in the living room and bedrooms.

  2. Materials and Equipment: All materials and equipment necessary for the completion of the Work will be provided by the Contractor unless otherwise specified in this Agreement.

  3. Work Schedule: The Work will commence on September 1, 2050, and is estimated to be completed by November 30, 2050. Any delays caused by unforeseen circumstances will be communicated to the Homeowner promptly.


II. Payment Terms

  1. Total Cost: The total cost of the work will be $35,000 USD.

  2. Payment Schedule:

    • Deposit: A deposit of $7,000 USD is due upon signing this Agreement.

    • Progress Payments: Payments of $9,000 USD will be made upon completion of the following milestones:

      • Completion of kitchen remodel.

      • Completion of bathroom upgrade.

      • Completion of painting and flooring installation.

    • Final Payment: The remaining balance of $10,000 USD is due upon completion of the Work.

  3. Method of Payment: Payments shall be made by check, bank transfer, or any other method agreed upon by both parties.


III. Responsibilities

  1. Contractor Responsibilities:

    • Perform the Work in a professional and workmanlike manner.

    • Obtain all necessary permits and licenses required for the Work.

    • Ensure compliance with all applicable laws and regulations.

  2. Homeowner Responsibilities:

    • Provide access to the property for the Contractor.

    • Ensure that any necessary permits or approvals are obtained if required.

    • Provide timely payment according to the terms of this Agreement.


IV. Warranties and Guarantees

  1. Workmanship Warranty: The Contractor warrants that the Work will be free from defects in workmanship for a period of one year from the date of completion.

  2. Material Warranty: Any materials used will be covered by the manufacturer's warranty, if applicable.


V. Termination

  1. Termination by Homeowner: The Homeowner may terminate this Agreement upon 7 days' written notice to the Contractor if the Contractor fails to perform the Work in accordance with the terms of this Agreement.

  2. Termination by Contractor: The Contractor may terminate this Agreement if the Homeowner fails to make payments as specified or breaches any other terms of this Agreement.

  3. Refunds: In the event of termination, the Homeowner will be entitled to a refund of any payments made for Work not completed.


VI. Dispute Resolution

Any disputes arising out of or relating to this Agreement shall be resolved through mediation, and if necessary, binding arbitration in accordance with the rules of the American Arbitration Association.


VII. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of Illinois.
