I. Parties Involved

This Commercial Lease Agreement ("Agreement") is entered into as of August 21, 2050, by and between [Your Name], representing [Your Company Name] ("Landlord"), with a principal place of business located at [Your Company Address] ("Premises"), and John Doe ("Tenant"), whose address for notices is 123 Elm Street, Suite 456, Metropolis, NY 10001.


II. Lease Term

III. Rent and Payment Terms

  2. Tenant's Responsibilities: Tenant shall maintain the interior of the Premises in good condition, including any fixtures, and shall be responsible for repairs due to Tenant’s use.

  3. Notification: Tenant shall promptly notify Landlord of any needed repairs or maintenance issues.


VI. Insurance and Liability

  1. Insurance Requirements: Tenant shall maintain comprehensive general liability insurance with a minimum coverage of One Million Dollars ($1,000,000) and shall name Landlord as an additional insured.

  2. Liability: Tenant agrees to indemnify and hold Landlord harmless from any claims, damages, or liabilities arising from Tenant’s use of the Premises.


VII. Termination and Renewal

  1. Termination: Either party may terminate this Agreement by providing ninety (90) days written notice to the other party.

  2. Renewal Option: Tenant has the option to renew the lease for an additional term of five (5) years, subject to written notice to Landlord at least sixty (60) days prior to the expiration of the initial term.


VIII. Default and Remedies

  1. Default: Failure to pay rent or perform any other obligation under this Agreement shall constitute a default.

  2. Remedies: In the event of a default, the Landlord may pursue all legal remedies available, including eviction and recovery of damages.


IX. Miscellaneous

  1. Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations and agreements.

  2. Amendments: Any amendments to this Agreement must be made in writing and signed by both parties.

  3. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of New York.
