        I. The Parties

        This Boat Slip Lease Agreement ("Agreement") is entered into as of Month Day, Yearby and between Lessor's Namewith a primary place of business at Lessor's Address ("Lessor"), and Lessee's Namewith a primary place of business at Lessee's Address ("Lessee"). The Lessor and Lessee may collectively be referred to as the ("Parties") or individually as a ("Party").

        WHEREAS, Lessor is the owner of certain boat slips located at Marina Location and desires to lease one or more boat slips to Lessee;

        WHEREAS, Lessee is the owner of a vessel and wishes to lease a boat slip from Lessor for docking said vessel;

        WHEREAS, the Parties desire to enter into this Agreement to set forth the terms and conditions governing the lease of the boat slip;

        NOW THEREFORE, in consideration of the mutual covenants and agreements contained herein, the Parties agree as follows:

        II. Boat Slip

        The boat slip being leased under this Agreement is located at Marina Name, Slip Number. The slip is designed to accommodate a vessel with the specifications listed in the table above. Lessee acknowledges that the boat slip is intended solely for the docking of the vessel listed, and any use outside of this purpose is strictly prohibited. Lessee agrees to keep the slip and surrounding areas clean and free from debris, and to comply with all marina rules and regulations. Lessee is responsible for any damage caused to the boat slip during the term of this Agreement.

        III. Term

        The term of this Agreement shall commence on Month Day, Year and shall continue through Month Day, Year unless terminated earlier in accordance with the provisions of this Agreement. The lease is for a fixed term and does not automatically renew unless explicitly extended as outlined in Section IV. Should the Lessee wish to vacate the boat slip prior to the expiration of the term, no refund will be provided unless otherwise agreed in writing by both Parties. The Lessor reserves the right to terminate the Agreement in the event of a material breach by the Lessee. Written notice is required by either Party for the termination or non-renewal of this Agreement.

        IV. Extension

        At the conclusion of the initial term, this Agreement may be extended by mutual written consent of both Parties. Lessee must notify Lessor in writing of their intention to extend the Agreement no later than No. of Days days prior to the expiration of the current term. Lessor reserves the right to modify the terms, including the rent amount, for any extended term. Any extension agreed upon will be considered part of this Agreement and subject to all the terms and conditions herein. If the Lessee fails to provide timely notice of their intent to extend, the boat slip will be considered available for other renters after the current term.

        V. Payment

        Lessee agrees to pay Lessor a total sum of Amount for the lease of the boat slip for the term specified in Section III. Payments shall be made in Installments/Frequency, with the first payment due on Month Day, Year. All payments shall be made to Lessor’s Name at Lessor’s Address, or to such other address as Lessor may designate in writing. Payments not received within No. of days days of the due date shall be subject to a late fee of Amount, and any payment more than No. of days days late shall constitute a material breach of this Agreement, entitling Lessor to terminate the lease.

        Lessee acknowledges that the rent covers only the cost of leasing the boat slip. Additional services, such as electrical hookups, waste disposal, and security, may be available at the marina but are not included in the rent and shall be charged separately according to the marina’s service rates. Any extra fees incurred by Lessee for these services shall be payable directly to the marina.

        VI. Cancellation

        This Agreement may be canceled by the Lessee by providing written notice to the Lessor at least No. of days days prior to the desired cancellation date. In the event of cancellation, any prepaid rent for unused months will be refunded, less any applicable administrative fees. Lessor may cancel this Agreement upon the Lessee’s failure to comply with marina rules, failure to make payments, or if Lessee is found to have misrepresented any material fact in this Agreement. Should Lessor cancel the Agreement, Lessee will be provided a No. of days-day notice to vacate the slip unless the reason for cancellation poses an immediate risk to safety or property. Lessee is responsible for removing their boat from the slip by the end of the notice period or be subject to additional fees.

        VII. Insurance

        Lessee is advised to maintain at all times during the term of this Agreement comprehensive marine insurance, including hull and liability coverage, for the vessel described in the Boat Information section. Lessor is not responsible for any loss or damage to the vessel or personal property within the marina. Lessee agrees to indemnify and hold Lessor harmless from any claims, damages, or liabilities arising from the use of the boat slip.

        VIII. Governing Law

        This Agreement shall be governed by and construed in accordance with the laws of the state of State Name, without regard to its conflicts of laws principles. Any disputes arising under this Agreement shall be subject to the jurisdiction of the courts located in City, State. The Parties agree to attempt to resolve any disputes through mediation before resorting to litigation. Should any provision of this Agreement be deemed unenforceable under applicable law, the remaining provisions shall continue in full force and effect.

        IX. Miscellaneous Provisions

        A. Assignment

        Lessee may not assign or sublease the boat slip without the prior written consent of Lessor. Any attempt to assign or sublease the slip without consent shall be void and may result in the termination of this Agreement. Lessor reserves the right to assign its rights and obligations under this Agreement to any successor in interest.

        B. Waiver

        Failure by either Party to enforce any provision of this Agreement shall not be construed as a waiver of that provision or any other provision. Any waiver must be in writing and signed by the Party granting the waiver. A waiver of one provision shall not constitute a waiver of any other provision.

        C. Entire Agreement

        This Agreement constitutes the entire understanding between the Parties regarding the lease of the boat slip and supersedes all prior negotiations, understandings, or agreements, whether written or oral. Any amendments to this Agreement must be made in writing and signed by both Parties to be effective.
