APARTMENT LEASE AGREEMENT LETTER

1. PROPERTY DESCRIPTION
The Landlord hereby leases to the Tenant the residential apartment located at:
789 Maple Drive
Springfield, IL 62703
(“Premises”).
2. TERM OF LEASE
The term of this lease shall commence on April 1, 2055, and shall terminate on March 31, 2056, unless terminated earlier in accordance with this Agreement.
3. RENT
Tenant agrees to pay the Landlord rent in the amount of $1,200 per month. Rent shall be due on the 1st day of each month and shall be paid to the Landlord at the above address or at another location designated by the Landlord.
4. SECURITY DEPOSIT
The Tenant agrees to pay a security deposit of $1,200 prior to moving in. This deposit will be held by the Landlord to cover any damages or unpaid rent. The security deposit shall be refunded within 30 days after the termination of this lease, subject to the conditions outlined herein.

6. USE OF PREMISES
The Premises shall be used solely as a private residence for the Tenant and shall not be used for any unlawful purpose or any purpose that would increase the insurance rates on the property.
7. MAINTENANCE AND REPAIRS
The Tenant shall keep the Premises in a clean and sanitary condition and shall be responsible for any damage caused by their negligence or that of their guests. The Landlord shall be responsible for major repairs unless caused by the Tenant’s misuse or neglect.
8. PET POLICY
Pets are not allowed on the Premises.
9. TERMINATION
Either party may terminate this Agreement upon 30 days written notice to the other party. Upon termination, the Tenant shall vacate the Premises and return all keys to the Landlord.
10. INSPECTION OF PREMISES
The Landlord shall have the right to enter the Premises during reasonable hours to inspect, make necessary repairs, or show the Premises to prospective tenants or buyers, provided that the Tenant is given reasonable notice.
11. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the State of Illinois.
12. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions, agreements, and understandings of any kind.
