The food truck is equipped with essential cooking appliances, refrigeration units, and a serving window. Additionally, the interior of the truck is designed to meet health and safety regulations applicable to food service establishments.
3. Term of Lease
The term of this lease shall commence on January 1, 2050, and shall continue for a period of two [(2)] years, terminating on December 31, 2051. Upon the expiration of this term, the Lessee may have the option to renew the lease for an additional period, subject to negotiation of new terms and conditions.
4. Rent
4.1 Monthly Rent
Lessee agrees to pay Lessor a monthly rent of [$1,200], which is due on the first day of each month. Timely payment is crucial for maintaining the lease and avoiding penalties.
4.2 Security Deposit

5. Maintenance and Repairs
5.1 Maintenance
The Lessee shall be responsible for all routine maintenance and upkeep of the food truck during the lease term. This includes, but is not limited to:

5.2 Repairs
The Lessor shall be responsible for any major repairs required due to normal wear and tear. The Lessee must notify the Lessor of any needed repairs within [7] days of discovery. Major repairs may include issues with the engine, transmission, or electrical systems. In the event of an emergency repair, the Lessee is authorized to address the issue immediately and will be reimbursed by the Lessor upon presentation of a valid invoice.
6. Use of Food Truck
The Lessee shall use the food truck exclusively for operating a food service business. The Lessee agrees not to use the truck for any illegal purposes or in violation of any local, state, or federal laws or regulations. The Lessee is required to comply with all health codes and regulations governing food safety, including obtaining the necessary permits and licenses for operation.
The food truck may only be parked in approved locations. The Lessee must ensure that all local zoning laws and parking restrictions are adhered to while conducting business.
7. Insurance
7.1 Liability Insurance
The Lessee shall obtain and maintain general liability insurance with a minimum coverage amount of [$1,000,000] per occurrence and [$2,000,000] in the aggregate. The Lessee shall provide proof of insurance to the Lessor before the commencement of this Agreement. This insurance must cover liability for any accidents, injuries, or damages that may occur during the operation of the food truck.
7.2 Indemnification

8. Default

10. Miscellaneous
10.1 Entire Agreement

10.2 Amendments
Any amendments or modifications to this Agreement must be in writing and signed by both parties to be effective. No verbal agreements shall be recognized.

10.4 Assignment
