Free Real Estate Sales Contract Form

I. The Parties

This Real Estate Sales Contract ("Contract") is made and entered into on Month Day, Year by and between Buyer's Name, with a primary address at Buyer’s Address ("Buyer"), and Seller’s Name, with a primary address at Seller's Address ("Seller"). The Buyer and Seller may collectively be referred to as the ("Parties") or individually as a ("Party").

WHEREAS, the Buyer desires to purchase, and the Seller desires to sell, certain real property;

WHEREAS, the Property is located at Property Address and is to be sold in its current condition and state of repair as of the date of this Agreement;

WHEREAS, the Buyer and Seller have mutually agreed upon the terms and conditions for the sale of the Property as outlined in this Agreement;

NOW THEREFORE, in consideration of the mutual promises and covenants contained herein, the Parties agree as follows:

II. Purchase Price and Payment Terms

1. Purchase Price
   The Buyer agrees to purchase the Property for the total sum of Amount.

2. Payment Terms

   • Deposit: The Buyer shall provide a deposit of Amount, due upon the signing of this Agreement.

   • Balance: The remaining balance of Amount shall be paid by Closing Date.

III. Closing Date and Transfer of Ownership

1. Closing Date
   The closing of the transaction shall take place on Month Day, Year, unless extended by mutual agreement of the Parties.

2. Transfer of Ownership
   Upon receipt of the full purchase price, the Seller shall transfer ownership and provide the Buyer with all necessary documents, including a deed of conveyance.

IV. Property Condition and Disclosures

1. Condition
   The Buyer acknowledges that they have inspected the Property and agree to accept it in its current condition, "as-is," without any warranties or guarantees from the Seller.

2. Disclosures
   The Seller confirms they have disclosed any known material defects in the Property, as required by law.

V. Signature

By signing below, the Parties acknowledge and agree to all terms and conditions contained in this Contract.
