II. Property Description

III. Lease Term
A. Duration

B. Renewal and Extension

B. Late Payments
If rent is not received by the 5th of the month, a late fee of $50.00 will be applied for each day payment is delayed.
V. Security Deposit
The Tenant agrees to pay a security deposit of $2,000.00 to the Landlord before moving into the property. This deposit will be held by the Landlord and used to cover any damages beyond normal wear and tear or any outstanding balances upon lease termination.
VI. Tenant Responsibilities
A. Maintenance and Cleanliness
The Tenant is responsible for maintaining the property in a clean and safe condition. Minor repairs, such as replacing light bulbs and unclogging drains, fall under the Tenant's responsibilities.
B. Compliance with Laws
The Tenant agrees to comply with all local laws and regulations during their stay.
VII. Landlord's Right of Entry
The Landlord reserves the right to enter the property with 24 hours notice to inspect or perform repairs. However, the Landlord will make every effort to respect the Tenant's privacy and schedule.
VIII. Termination of Agreement
A. Termination by Tenant
The Tenant may terminate this Agreement by providing a written notice 30 days prior to the intended move-out date.
B. Termination by Landlord
The Landlord may terminate this Agreement for reasons including non-payment of rent, property damage, or any violations of terms stated herein.
